My daughter moved out in July and just received a notice that she is getting only $39 back from her $400 deposit. Here are the charges incurred:
Admin fee (required)= $90
Carpet Cleaning (required) = $100
bedroom blind was dusty = $5
Drywall repair (2 small anchors were removed and filled) = $50
Replace drip pan in stove = $8
Replace burned out lightbulb = $3
Touch up painting (where 2 small anchors were removed) = $90
Wipedown oven and freezer = $10
wipedown windowsill = $5
Total outstanding charges and credits = $361

I guarantee you that most of this was not done before she moved in and it took a couple of months for them to clean the carpet after she moved in. The bugs were so bad that she had to keep a towel on the floor by the front door so the bugs stayed out and half the time, her light on the porch was out (safety issue for college women). These issues were brought to the attention of management. Of course, none of the charges noted above are provided to you upon signing (only a few days before your lease is terminated). Given the abundance of housing available in Lawrence, I would say "renters beware"!
