I don't think many of the reviewers here don't know how to read their lease or just choose to ignore it.
Maybe they're just used to signing away without looking at what they are signing.
When you sign your lease the manager will go through every detail of the lease with you so this should be no excuse.
When you sign the lease it is stated that an administrative fee of $90 will be withheld from your security deposit upon move out.
You even have to initial this.
It also states that a carpet cleaning fee will be withheld from your security deposit unless you have your carpets professionally cleaned and provide a sales receipt before the move-out inspection.
If you don't provide this receipt before it will not be honored.
You also have to initial this.
Also stated is the automatic renewal of the lease which you also have to initial.
And in response to bugs, it is a liability for apartment mangers to hire exterminators because some people are deathly allergic to some of the pesticide chemical and you will find that most apartments do not spray for bugs, insects, ect.
There is a LPD satellite station less than a mile from the complex so as a result the complex is patrolled regularly by the LPD.
The apartments are all electric and I'm told they are energy efficient as well.
I'm not saying I am particularly happy to lose a significant part of my security deposit but it's in the lease and I'm not to the point where I want to look somewhere else for housing.
This was just my experience of having the lease explained to me.
I haven't actually moved in yet so I could have some complaints in the future or I could not I haven't gone that far yet.

Hey there Aberdeen apartment employee. Actually, amongst other things, when I signed my lease they did not give me the option of having my carpets professionally cleaned. FYI: it is a federal offense to post ratings as a renter when you are really a landlord (i.e., fraud). You should check out Aberdeen/Swan Managment's reviews with the Better Business Bureau!

Well that would matter if I was actually an employee there. I just signed a lease there a week ago. I don't know how long ago you signed a lease but I have heard they changed management recently I have no idea when though.

I am not an employee, I am a current renter (building OO in South). When I signed my lease the agent went through everything with me making sure that I knew about the fees. I have had NO problems with bugs except some wasps outside, which we took care of ourselves. Our electric bill has been reasonable considering I do a lot of laundry :) and out water bill is normal as well.
I have found that the office staff has been more than accomodating--They have never been rude to me and have always taken care of any maintanance issues promptly.
Maybe its because both my brother and I are out of college and have learned by experience to read all legal documents thoroughly before signing...we are aware of all the fees that will come out of our deposit etc. We also make VERY detailed lists of all problems we find upon move in.
The ONLY things I can suggest for improvement would be the snow removal in the winter time, as it gets very icy on my side of the building because the sun doesnt reach the sidewalk. Also, the move in procedure is kind of horrible. When we moved in we had to pack up at one apt, keep our stuff in the truck overnight, wait until 4pm, and then unload it. I think it would be a better choice to stagger the move in times throughout the day as to avoid congestion. But they were pretty quick with having everything ready after waiting in line for about 25 minutes.
Everyone needs to quit their whining and read their leases...

Finally...someone with some common sense. READ THE LEASE AND PAY ATTENTION WHEN YOU ARE SIGNING! The carpet cleaning fee is common. I just moved my gf in to a place that doesn't require carpet cleaning...I must say it was very very gross. They also went through my lease with me..oh yea and I paid attention to what I was signing...man thats hard to do.
