I have been a resident since the previous management, which was awesome, but now I wouldn't recommend it to anyone. The management doesn't screen its applicants and my once quiet neighbors have been exchanged for loud, rude, smoking neighbors. This was originally a non-smoking complex and the rules were strictly enforced, not anymore. I can't sleep, study, or get away from the noise and sounds. The walls are so thin you can hear your neighbor talking on the phone, which wasn't a problem with the old management because the three-strike noise rule was used.
Also, they never take care of the ice problem in the winter. I actually fell down all of my stairs after an ice storm in December and, of course, they said they had salted it the day before, but two inches of ice were still on the steps. They refused to pay my medical bills stating that it is the role of the tenant to clear steps and sidewalks. Plus, the parking lot has a slant and if you park on it when it ices, your car will fall down into trees, which they also refuse to take responsibility for.
They give no notice when entering your apartment and they constantly change rules and regulations, thus making your lease useless. I thought the problems were just in the first year of their owning the property and they were ironing kinks out and because I loved my apartment so much I renewed which has been one of the biggest mistakes. I have a small dog and they have tried everything to make me get rid of my dog and they claim to be pet friendly. They randomly come by and throw stuff away off of your porch, which lead to me thinking it's stolen and filing a police report, and then they have a fit when they were charged with it.
They are nice and sweet when you meet them and only in April (renewal month) and when rent is paid, but don't ask them to do anything because they charge for every little thing. Spiders and wasps are a problem, if your neighbor gets roaches, you'll get one because they are so close together, the floors are as thin as the walls and all of my faucets leak even though they've been "fixed" four times. Oh, and the office is about5 miles away and they charge about $4 for a load of laundry in the laundry facility and raise the prices about every 6-8 months.
I've lived here a long time and truly dislike Swan Management. It's not what I originally signed for and have been very disappointed. Just don't rent from anything Swan Management because I've heard they are the same at their other sites and raise rent enormously if you try to renew. Just save yourself some money and trouble and go somewhere else.

I think they would be a great purchase. The structure is good and the roof was replaced only two years ago. I've heard that 130 units are coming up as available on the 31st so many of the current tenants will not be here come fall. Most of the complaints I've heard from neighbors about the complex that's not related to the management or neighbors have to do with hot water troubles, bugs (particularly brown recluse spiders), and drippy faucets. I would just say not to be fooled into thinking you're buying a bunch of one bedroom units; these are studios plain and simply. To be very honest, if the management was better (i.e. not Swan), I would stay. I love the apartment itself and the location, but it's become too much trouble and frustration to stay.

i am thinking about buying this apartment complex. it seems like most of these posts focus on the terrible management company (Swan). Do you think this place would be OK with a new, friendlier management team? Is the structure sound? Are the rooms OK? Thanks.......
