Berkeley Flats

Had two apartments at this place - a junior 1 bedroom in the main building on the middle level and a top floor one bedroom on the stadium side of the complex. Overall, I was disappointed with the complex and would not recommend it.

There were several negatives here - poor construction, bad traffic for Lawrence due to the stadium, and noise. The ceilings/walls are paper thin and you can hear everything everyone in the complex is doing (ranging from post bong hit coughing upstairs, to the 3am argument between the drunks next door, to the pounding stereo on the other side, to the dogs running around in the apartment behind you.) The back side of the Indiana building also faces frat row. The heating and air conditioning units in the apartments are antiquated and ineffecient. Parking is a hassle during football games since the complex is across the street from the stadium. It's built on the side of a hill, so getting into the parking lot in the winter can be a challenge and it's almost impossible not to scrape the bottom of your car when entering or exiting. The first year I lived there they had a big ant infestation that took several months to correct. The laundry room was small and dirty.

On the plus side, you can walk to class easily but you'd still need a car for groceries and entertainment. Mass Street is walkable, but it's a pretty stout hike especially given the summers and winters in Kansas. The office staff was friendly and responsive to maintenance requests, but not to the noise issues (e.g. their advice was to call the cops). They did refund all of the deposit at move out.

The Lawrence apartment scene is generally dismal, but it's possible to do better than this place.
