I've lived in several apartments in Lawrence, and Birchwood Gardens is exactly what we wanted.
The rent is extrememly cheep for 2 bedroom apartments (445), It has not increased at all in 2 years. The grounds are very well kept, the apartments are clean and well maintained, and any maintenence problems you have will be fixed fast.
No pets, no parties, no joke. If you have a pet, or like to party at your apartment look elsewhere. I have friends over all the time, we listen to pretty loud music, and that is no problem. But throw a kegger, have the police show up, or get a few complaints from your neighbors, and you will be gone.
I'm a grad student, so this is perfect. I actually live at a unit at 9th and Tennessee. It's right between downtown and campus.
