I lived at Birchwood Gardens for 2 years. The residents are mostly Univ. of Kansas graduate students & a few families. The manager keeps the place immaculate & the entry areas & laundry rooms are cleaned almost weekly. Any maintenance request is addressed within a day. The manager really takes care of the place. I enjoyed living there since it is a no smoking/no parties complex. However, it's also a no pet complex & I wanted a cat which was my reason for moving. Sound insulation between apartments is good, but if you have neighbors who hang around outside at night you can hear everything. It's a small complex & has a small parking lot with 1 reserved slot per apartment & "tenant" slots for other residents. Visitors have to park on the street. I would recommend Birchwood to people looking for a quiet, well maintained apartment with very reasonable rent.
