We currently live at Peppertree and have had few problems. The 2-bedrooms are laid out reasonably well -- somebody thought ahead to have common walls be in the kitchen, bathrooms and closet, so the bedrooms and living room are on the outside. Cuts way down on noise! Few students here, so that helps the living environment.
The building quality is crap, though, with settling problems and bad runoff when it rains, so the sidewalks get muddy and the buildings are shifting. Snow removal was spotty -- one time it was great and other times it was nonexistent until AFTER everyone had left for work.
Overall, management has been very responsive, always fixes stuff the same day we call about it. Lights around the complex are always burning out and can stay that way for some time, but they do allow large pets.
One note: They do charge something like $500 for a deposit for a pet, but according to Kansas tenant law, they can charge only 1/2 month's rent for a deposit. I didn't have to pay it, so I don't care, but someone should call them on it.
