No... They haven't gotten any better. (READ FULL VERSION FOR CORPORATE CONTACT INFO)
Here's what happened to my 1 bedroom apartment...
A water stain appeared on the bed room ceiling (directly above the bed) approx 6 months ago and the ceiling began leaking. The leak has gotten increasingly worse and has now progressed beyond a "drip" everytime it rains. The leasing office has been contacted repeatedly about fixing the problem, with no resolution. After 5 months.. Corporate has been contacted... as a result the Mgr and maintenance came out to look at it on Friday Sept 5... and said someone would be out to fix it on the following Monday... -As of Wed 9/10 still no action/no call from office.
Another Message left with the corporate office... call not returned. Also called the City Building Inspector... The stain area is now about the size of a beach-ball or medicine ball. There is some slight "bow" of the ceiling in the affected area. Ceiling will probably begin to cave-in soon... Because of leak, the attic is a ripe breeding ground for toxic black mold.
One week later, Friday, Sept 12.. a worker comes out and cuts a 2x2 hole in the ceiling and discovers that the roof is still leaking despite the fact that they "fixed" the leak. The worker says he will be back "in a little bit" and leaves the dropcloth, wallboard, insulation and other debris on the bedroom floor. (see pics)
Nearly two weeks later... Thursday, Sept 25; the mess (from the guy who would "be right back") is still laying on the bedroom floor. A call is made to the Complex manager who states, "I was just getting ready to call you, they will be out to fix it tomorrow."
Next Day
They finally come out and begin to fix it!!! They have to come back several times, but they finally get the job done and got it fixed... and as much as I hate to admit it... they did a decent job.... the leak is fixed and the ceiling was repaired and looks pretty good.
Website tours of Oak Park Village show a lavish apartment with plush new carpeting... The apartment has dingy, dirty carpet with numerous stains (which they said would be cleaned and did not follow thru on)... There has been a problem with water bugs in the kitchen area (a problem they said they would come out and "spray" for, and again, didn't follow thru on)... Parking has become a problem because the apartments are overcrowded. There is a funky smell of sewage thru the apartment that is comming from the drains... THE LIST GOES ON... JUST READ THE REVIEWS!!!
LONG STORY SHORT..
I HAD TO HARASS THEM TO GET THE JOB DONE. I HAD TO MAKE IT EASIER FOR THEM TO FIX THE DAMAGE THAN IT WOULD BE FOR THEM TO IGNORE ME. It took a lot of time, a lot of persistence, and a lot of phone calls to the Lenexa Building inspector and the corporate office to get them to follow thru on their obligations. This place is awful.. don't be fooled.
IF YOU'RE HAVEING PROBLEMS:
-DOCUMENT EVERYTHING WITH EMAIL!!
-COMPLAIN TO THE BUILDING INSPECTOR FOR THE CITY OF LENEXA the first time mgmt blows you off!!! (Once I went to the city, I finally started getting some attention)

Have you called all these contacts? what happened after you contacted resource real estate? I was thinking about calling them about the mold and problems that I have in my apartment that they have never fixed. Did anyone ever call you from resource real estate? I called the city a couple days ago about the mold in my apartment and nothing has been done yet. I am tired of waiting for someone to help me and I need to get out of here!

I have the same problem in my apartment with a leak...except mine is in my laundry closet area. And my ceiling has been hanging for a couple months now...and they still won't come out to fix it. I don't even know how many times that I have called or went in and talked to them. I am so sick of this apt and can't wait until my lease is up in April. They are HORRIBLE and I would never let any one that I know live her!

You need to "document" the problem with your notification to the office staff with a dated email... or a registered letter that requires a signiture for delivery.. Otherwise they can claim they were unaware and never informed of the problem... Once you've done that, you can prove that they were aware of it on a particular date... and chose to ignore the problem... Refer to the "KS Landlord Tennant Act"...
Once they have been notified, they have a "reasonable time" to respond... I believe it is 30 days... If they have not made a "good Faith" effort to start repairs/fix it within this time frame you can break your lease... However... You must Notify them in writing of your intent to break the lease and give them the proper notification required by the tennant act in order to not be penalized...
Resource Residential (corporate) never called back... I got results by repeatedly calling the Lenexa Building Inspector's office (and the leasing office).. If you continuously call the Building inspector and stay on top of it, you will eventually get results... just be nice to them... it's not their fault... they are the ones who are going to help you... dont harass them, just let them know you will be contacting them regularly to track the progress or lack thereof...
Ohhh... BTW... Did I mention the ceiling is leaking again??
