I was a resident at Pinnacle Pointe for 3 years and was truly disappointed. When I first moved in 3 years ago, the response from the office was wonderful. After the ownership transfered to SOUTHAMPTON PROPERTIES LLC in 2005 the maintenance, communication and response slowly deteriorated. If I ever called the office, I would have to continually call until I actually had a person answer because messages were never returned. When maintenance was ever required, they were very short with me and put off any time they had to repair anything. When the ownership transferred to SOUTHAMPTON, I never received an updated copy of what was expected at move-out. My apartment was spotless when I moved out, actually cleaner than when I moved in and they charged me for carpet cleaning even after I had them professionally cleaned. The carpet was already 3 years old when I moved in and had original spots on it, so it was 6 year old carpet when I moved out. When I originally moved in, I was told that the carpet was replaced every 5 years, meaning they needed to REPLACE the carpet, not clean it, when I moved out. I am currently trying to get a hold of the owners who have not contacted me for ONE MONTH! The office is not allowed to give out the owner's contact information so you have to rely on them to contact the owners to ask them to contact you. Needless to say, no one ever calls you back. The manager also has no authority to handle anything. I WOULD NOT RENT HERE as the management and ownership is truly awful.

I also had the same response, but was never an actual tennant. I tried talking to their "Management" about renting and I received the runaround. They promised "Incentives" and much more. They never delivered nor did they respond in a timely manner. I was also told, that we typically don't call people on our days off, but we made special arrangements to do so. If you have a day off, don't complain to me, just do your job. Very Very poor, I would not recommend this place for anyone.

This reponse come from a person that was to be a co-signer for an applicant that didnt qualify. He felt put off because he didnt want to go thru the same criteria to qualify as any other applicant. In addition, he was very rude and condiscending to the office staff. He wanted special treatment and was refused. The actually applicant called the office and apologized for the way this person acted.

I agree! DO NOT RENT HERE!!! ((EVER!!!)) I have been here for five effing years. This is my most recent reason to hate pinnacle pointe apartments in lenexa kansas. Check this out, we gave 30 days notice at the apt complex on the second day of the month, but since it wasn't on the 1st of the month, now they said we are contractually obligated to pay for the next month too! that's BULL!!! >( (it is stated on the lease, but it was not stated on the last notice they provided when we went month-to-month). Needless to say, I have to hire a lawyer (included in my hyatt legal plans) to see what my options are as I refuse to pay for a month that for which I will not be there. They said if I do not pay, that they will send the issue to their attorney. This is how the treat a 5 year loyal customer that paid them over $800/mo.!!!!!!!!!!!!!

I wonder if its in the lease that notices are supposed to be given on the 1st day. If it is then the prev. poster should pay the fees. Also he should know what his lease says. I would never sign anything without knowing all the rules. I live here and I love my apartment. The staff are all very nice and professional.

The staff here is horrible! The owners are even worse!!! This is the worst company I have EVER dealt with!! They are all about screwing you over to get their money and I wish I could prevent anyone from ever renting here!!
