stay far far away! buy, donīt rent

Ive made the huge mistake of renting a 1-bedroom apartment from them for 3 1/2 years now. If I had known how easy it was to buy a house with no down-payment, I would have never rented from this place.



laundry facilities smell. i prefer to drive 15 minutes away to a clean facility.



they just poured in new speed bumps - I drive a standard-size car and it bottoms out every time I drive over them. I asked if they would pay to fix my muffler (it gets hit every time) and they said NO. thats funny because if my car were to damage *their* speed bumps, they would be asking *me* for repair costs. apparently its not just me who is upset because several other cars screech their tires between the bumps in sheer anger after i hear the all-too-known *THUD*. after notifying the management about this they suggested adding in more speed bumps.

the staff are smartasses and they dont care about your personal well-being, nor any comments or suggestions you offer.



the walls are paper-thin. if somebody in the next apartment coughs or closes the stool lid, you can hear it from your own bathroom. you might as well forget about listening to any music or a movie on your stereo because you are sure to have tenants pounding on your walls.



the parking situation is critical. both parking lots are circular in shape with apartments on both sides of the road. the turn is at just enough of an angle to where you cant see ahead because the winshield support beam on your car is in the way. can easily lead to people getting run over. the carports are over-priced and dont provide adequate cover. if you have a truck you can count on either the front or back getting weathered on. the parking lot and hallways have lighting maybe one day out of the month. most of the time if you come home late, you would be lucky to find a parking spot. there have been times when i have to park on the other side of the complex and walk all the way back around. there are some so-called "fire lanes" in the "cul-de-sacs" where they simply paint the curb (at night you cant tell if they are white or yellow) and you will get a ticket for parking there. if you are forced to park there, the management wont offer to pay for the ticket - i recommend parking in their grass if you have to!



the maintenance crew seems to know what they are doing, but they do a half---- job of it and have to make two or three trips to get it done right



in winter weather it takes at least a day before the parking lot is scraped and when they throw salt out on the sidewalk they use about as much as you would use on your fries.



the dumpsters are conveniently located, but they have parking spots right next to them. if you park there, you can expect to have trash on your car or park over broken bottles



these apartments also are flooded with doorknob flyers, expect to see paper flying around from tenants throwing them on the ground being sick of it.



it was a miracle they installed a new ceiling fan. when they did, they installed a $50 one that wobbles horribly upon use.



dont venture off the sidewalks because you are sure to step on a landmine from dogs/cats no matter what area of the complex you are at (be cautious around the mailbox building!!)



i was also doing month-to-month rent, which includes a $20 extra per month over "normal" rate, plus an additional $75 month-to-month charge. i got a note on my door that i made an "under-payment", which ended up being they increased their month-to-month fee to $150 without giving any notice at all!! does this tell you anything about these apartments?



the landscaping is very nice in the area, but how much time do you really spend outside of your apartment?



youd think these apartments were convenient to I-35/69, but nope! good luck getting through all of the red lights to get there. if you hit all green it takes one minute. if you leave for work around 7:30am or later, forget it!



the towel rack broke within the first week i moved in. its very thin metal and flexes when two wet towels are on it. after ignoring the broken bar, i gave a notice to vacate and find the replacement cost would be $15! this place is a rip!



In the 3.5 years Ive lived here I have witnessed: two cars get broken into, one set on fire, and another person getting shot right in front of my apartment. the lenexa police department is about one block away too



i can tell at one point in time Rosehill Apartments was a great place to live that had quality construction and was well taken care of. its all down-hill from here



at a minimum, i recommend a duplex or buying a cheap house of your own! you are just throwing your money away by renting!
