We have had a very negative experience at this apartment. When we arrived the apartment was a mess. The carpet had not been vacuumed or shampooed. The walls were dirty. And the worst was about a quarter of an inch of grease in the drawer under the oven. There is still some in it after we poured a concentrated degreaser in the drawer and let it soak and then scrubbed at it for half an hour.
We were told when we signed our lease that if we had standing water in our apartment that we had to tell them or we would be breaking our lease. We told them within the first week that our shower drain was too high and that it wasn't able to drain completely. They said that they would fix it. At least six months went by and nothing happened until our shower started leaking into our downstairs neighbor's apartment because the grout was coming out of the tiles.
Now we most likely have asbestos on our balcony from them reroofing the apt. and I was told today that they would have someone come and clean it up "sometime".
And what another renter said about dog feces allover is true. They did try to fix this problem, but it hasn't helped. At our last apartment they fined people who didn't pick it up. They should look into doing that here.
When it was time to renew our lease we wanted to renew it for 9 months and were told that we were only allowed to renew for 12 months because all the shorter leases were taken. They also said that sub-leasing was not allowed. Another lovely thing is they were going to raise our rent $40 a month. We decided that it was time to rent elsewhere.

The comments about the condition of the apartment at move-in were not documented on the inspection form that was filled out by the resident. Rosehill was owned by another compnay at the time that this resident moved in and it is not our policy to let new residents move into apartments that are not completely ready. We would never allow that. It is true that we do not allow sub-leasing (99% of apartment communities don't allow that). It is also true that there was a $40 increase in rent. After 9 different attempts over a 90 day period before their lease expired, we contacted them to renew the lease. After no response from the resident, the lease expired and went month-to-month, with a $40 upcharge. There would have been no increase in the actual rent if they would have signed a new lease or given notice. It is also true that the lease terms were limited to 12 months, all of the short term leases had already been signed by resident that responded to the renewal offers that were sent out to them within the 90 days prior to expiration. This is not true. We gave notice and moved into a different apartment. We are not stupid enough to pay month to month rent. We were not happy enough to renew our lease for another full year.
