I have spent the time to review all of the listings here for this complex and I have to say 80% of what I read I too can relate. Where do I begin.....management needs training in ethical standards and professionality....the construction is typical - very poor insulation - water leaks ( by the way maintainance idea of "fixing" water stained sheetrock is to spray on sealer and repaint.) An interesting note, when it rains hard plan on having buckets handy. I too went through the normal process of reporting to management to write a work order to look into the problem. I have to say that your best approach would be to buy a camera and/or camcorder and document the problem so when you get tired of it and move out the deposit will be easy to defend.

The HVAC systems within the apartments are very inadaquate. In extreme weather (hot or cold) if you don't watch the temp setting the system will run 24/7. Again this is do to very poor insulation, entry level windows, gaps under doors, etc. At the time of this writing it is about 12 degress above 0. I place my hand on ANY exterior wall and it is cold. I even went so far as to bring home from work a electronic themometer (the type that shoots a infrared beam)(just out of curiousity) THE VERDICT - 39.6 degress. I will let you make the call.

A couple of years ago maintaince was required. I was as work when they arrived. Come to find out the key that management had for my apt did not fit the lock on my door. So (in their infinite wisdom) they took of the bedroom screen and jimmed the window open. While doing this they damaged the venetian blind and they just left it. When I got home from work I walked in and discovered my door was open about 1" and I saw a key laying right in front of the door. My first thought was they are still working in the apt. Much to my surprise there was no one in the apt. Again out of curiousity I tried the key that I found by my door - it was for my door. When I did a quick search to note any progress that is when I found the damage. Also discovered how they gained entry to my apt. Needless to say I was not pleased. I called the office and made a visit expressing my anger. They acted like it was not a big deal. They said they would fix the blind and change the locks on the door.

An interesting note.....I still live here at the time of this writing. Some might say WHY' I ask myself that question. I am not completely fed up here because I have rented in KC for almost 12 years now and EVERY apt complex will have it's pro's & con's. The only question is what are you willing to tolerate' Take it from me NOWHERE will be problem free.

Bring in a landscape company to slope the surrounding dirt and vegetation AWAY from the buildings. This is simple construction 101. This would solve the water issue coming in the lanai doors whenever it rains hard.

Increase the frequency of pest control. I HATE BUGS period. We have a major pest problem in the summer time.

To all perspective renters.....keep in mind that a large company owns this complex. The are in the profit business NOT renter loyality. That is the nature of renting.

I would not recommend this property.
