Horrible. The apartment we moved into had a horrible, super-smoker cigarette smell to it. The apartment had not been cleaned (despite the management's protestations otherwise), and the whole place was about 15% brighter after we scrubbed the doors with a light bleach solution and cleaned the light fixtures--there was that much smoke residue on the surfaces of the apartment.
There were ants everywhere. The walls are thinner than in any apartment I've been in. The appliances are from the 1970s or earlier--I'm not joking. The HVAC equipment is loud, and housed in a closet in the bedroom making it hard to sleep in summer or winter. The heaters are gas, which isn't bad except that they are low quality heaters. You can smell the gas as you walk around the complex, leaking from every one of these poorly-maintained, antiquated heaters. They're not a safety hazard (according to the Kansas Gas guy, whom we called TWICE because of the profuse smell of gas everywhere) because they burn off the gas when (if) the furnace ignites. When I was with the Kansas Gas guy looking at the gas meters, I noticed TWO bricks missing from the exterior wall where our bed is--our bedroom is freezing cold. Until then, I had only noticed the breeze blowing directly from outside through the HVAC closet intake (at the right angle, you can see right out the apartment through the intake vent).
The cupboards are terrible--old, ugly, and not quite large enough. The closet doors are the sliding kind and, of course, don't work. The bathroom had some hair somehow adhered to the wallpaper--the fixtures are rusting. The toilet had to be replaced. The maintenance guys tracked mud through. The exterminator entered without knocking (my wife was alone and had just gotten out of the shower when the man entered). There is not enough parking anywhere--cars are always parked on the access streets. I have to walk to the other end of the complex for my mail. There are the occasional cherry bombs being exploded in the dumpsters. Dog sh-t litters the ground EVERYWHERE. This one fat chick just piles her garbage on her porch--management seems to care, but does nothing (apply this attitude to all the problems encountered here). That weight room looks nice--but check out the "out of order" sign sitting on the exercise machines at an angle that the visiting potential resident doesn't see. The pools are terrible--they are rarely cleaned, full of dead bugs and bird feces, and the concrete is constantly cracking. The sidewalks are falling apart. The neighbors are loud (I had to call the cops on my neighbor, who was beating his girlfriend the other night).
Don't buy the model apartment they show you. Don't buy the friendliness. Friendliness doesn't make the apartment livable. It's like getting first-class service on an airline flight while forced to fly the entire trip in a filthy lavatory.
