Nice apartments, but too high a price for what you get.

Pros:
New and still in good condition
Very energy efficient, low utilities
Sliding glass doors on showers (No more gross shower curtain!)
Dishwasher, Washer/Dryer, Garbage Disposal
Allows pets (No Large Dogs)
Mostly friendly staff
Some effort made to make the interiors look nice (all white appliances and cabinets, paneled doors, cute raised counter around smallish kitchen, small dining area, real tile floors in kitchen and bath.)
Scotch-Guarded neutral Carpets (Handy for spills)
Nice exterior, but breezeways are not kept clean
Balconies

Cons:
The biggest negative is the only one that outweighs the pros... PRICE! We pay $850 for a two bedroom, 1.75 bath, 1,013 square feet. It's a bit high, especially since they raise rent every year.
The amenities are nice for a college town (i.e. swimming pool, washer dryer in unit, dishwasher) but...
Construction-wise, the roof shingles have been falling off since they opened, and nothing has been done about it. A neighbor of mine had his car damaged when one of the falling roof shingles hit his car and they refused to pay for it, their insurance claiming that Founder's Hill had "no previous knowledge of the problem." Well, we had been telling them everytime we saw a shingle since we had moved in. Some pieces are missing out of cabinet construction. Those nice tiles in the kitchen and bath are surrounded by something like concrete which is a pain to get clean, is cold in the winter, and stains if it gets wet. Our front door doesn't quite fit into its casing correctly letting in cold air in the winter and noise from occasional drunk students who like to run about and yell in the breezeway on weekend nights.
Not much storage, only one closet per bedroom, very little storage in kitchen, few cabinets. One cabinet under the sink in the bath. One small coat closet inside front door. No linen closet, no medicine cabinet in the bathroom. (I have to keep all my things out on the counter which isn't very neat.)
The appliances provided are good for a college town, but are pretty basic. The dishwasher and washing machine sometimes need two cycles to get things clean. The TINY water heater runs out after a 15 minute shower, so look out if you have roomates.
The pool is in the center of the parking lot with nothing but parking around it. Quite often there are creepy people who come and park and stare. Otherwise, not big enough for anything but college girls who want to show off their skimpy bikinis to the college boys and the creepy people in their cars.
Parking during the school year is bad, if you get home after 5pm you are stuck walking a ways back to your apartment.
They do allow pets here which is good if you have a cat or small dog, bad if you don't like stepping in dooky. The residents here are very bad about picking up their messes, and management is very bad about enforcing some of the more useful restrictions.
The lease is yearly from August to August, and if you are a current resident you have to sign the lease for the next year in January or they start showing your apartment without your consent. They have raised rent every year we have been here. Additionally, when you move out you are required by the management to move out THREE business days before the end of the month that you have already paid full price for. If the last day of the month falls on a Monday or Tuesday, that means that you have to be out 5 days early.
