The Falls was just what I needed when I first moved to KC. All utilities included was especially helpful. The location was excellent.
I really liked the floor plan of my apartment.
I only ever had one maintenance issue, and it was never resolved, but since it wasn't major, I didn't sweat it. The ceiling in the living room did look like it had been repaired in the past (top floor unit, btw), but it never fell in.
The complex as a whole seemed clean.
It's not a bad place to live. But!
Parking *is* a drag. Add to that the lack of snow removal and the steep drives. Something to keep in mind.
The laundry rooms were decent, if too warm, but there weren't enough machines.
I never felt security was an issue; I never felt unsafe. However, there did seem to be an awful lot of visits from the police. And shortly after I moved in, the section of the parking lot I used had a bunch of cars broken into.
The staff was nice and helpful. They may not have remembered my apartment number, but they always remembered my name. Given the number of units in the complex, I think that's pretty good.
In short, I wouldn't necessarily recommend The Falls, but I wouldn't necessarily say "Run Away!" either.
