We wanted to thank you for visiting this website and looking in to The Falls Apartments. I wanted to take this time to clarify some of the reviews with factual information to help you in your important decision in renting an apartment.
The Falls offers studios to 2 bedroom apartment homes in a unique setting where you can really be conveniently close to amenities you may use. Our maintenance turn around time on work orders truly is an average of 24 hours or less on business days. Our maintenance team is highly trained and experienced and while most residents who report on this side look for a venue to vent because they are unhappy, we receive numerous reviews and notes from residents thanking us for their experience here and it definitely shows in the number of resident we have staying with us lease afetr lease!
Please keep in mind that anyone is allowed to post on this site to include people who may have been evicted for non-payment of rent or violating their lease, or who may have been rejected or denied due to poor rental history, criminal history, or bad credit.
We evaluate our pricing and deposit amounts every week by calling our competition to make sure what we are offering is fair. Our current deposits are at $200 - $300 per month. We also offer a great program for someone who does have bad credit (this is referred to in one of our reviews) where they can pay a small upcharge if they have a low credit score allowing them to still live in a nice location. This is an option if someone wants to accept or deny this. Without this program many prospective residents who may even have a great rental history would still be rejected elsewhere. During your application process all deposit policies and what we require in our screening is in writing and signed by all applicants. Our deposit policy reflects what is stated in the Kansas Landlord Tenant Act and like most apartment communities includes that it is non refundable after a given time period if an applicant cancels their apartment. Thus, the point of a deposit.
We assume and respect that your apartment home is a very personal commitment and appreciate residents who report any maintenance issues or concerns to the management office. We hope you consider The Falls in your search for an apartment! Chances are while you are in our office you will meet some of the residents who enjoy living
here. The Falls is very unique by design and our residents often enjoy all of the amenities in one building and stop in to say hi frequently!

It is a nasty place to live, unless your a dirty person. The halls, stairs, and door ways have trash all the time. There are cochroaches and other bugs!

i live there, and aside from the filth (like the ants that are crawling all over the computer room) the staff is probably just as bad. I don't feel like their policy is honest and fair. And i think that instead of denying the comments made, they should consider them, and try to improve.

First let me say, i still live here. Yes, the maintenace do show up within 24 hours, but they don't fix anything, and in my experience with them, what they fix on my apt last for about a week or two then breaks down again. These apts are so cheap when it comes to fixing things. Second, I haven't heard anyone who lives here actually liking it here. When i first moved in my next door neighbor welcomed me by telling me not to stay. Third, everytime i go to pick up a package or to let them know about something wrong in my apt i see people there cmplaining not thanking them. I on't complain anymore, it's worthless and i'm just so sick and tired of the rudeness of staff, that i just go on with my business, take pics of everything that's happened, and wait til my lease is up in April to move out. Complaining to them is like complaining to the cockroaches here. They hear you but ignore you.

I've never lived at The Falls, but you might be interested in some history of the place. It was built in the '70s as The Unicorn Club Apartments and was for single people. It was NOT a "swingers' club". It was just a complex that catered to singles. No children could live there, although they could visit, of course. There was a lounge with entertainment like well known local singer/guitarist Bob Reeder. There was a calendar of events like ski trips, barbecues, canoe trips, etc. They had volleyball teams and other organized sports. The tenants were mostly young professionals in their 20s. During the '70s, people in their 20s were usually married or had been and were divorced. The caliber of individual living at the Unicorn was higher than what it probably is today. People were more mature than 20-somethings today. I was at the Unicorn a lot because I dated a man for three years who lived there. Other folks I met there were educated and professionally employed. The apartments were well kept, although the long hike to an apartment from the parking lot was just the same as now. Obviously this complex had its day...now it sounds run-down, poorly managed and catering to undesirables. Too bad.
