Customer Service with the idiot ladies at the front dest could NOT BE WORSE. I have called the manager about the below issue probably 7-8 times and the arrogant, a-hole manager won't return calls.
Here is the issue:
We asked for the rent/utility bill at the end of the month to pay for the next month. They did not have the bill and told us to come back later. Came back on the 7th of the next month as the bill still was not given to us and asked where the bill was. They then gave us the bill and tried to embezzle a $373 FINE for being 5 days late on the rent. CAN YOU BELIEVE THIS'!'! This is so outrageous, I have hired an attorney and the attorney says this "FEE" they are trying to collect is obviously excessive/outrageous and actually is not Lawful. Attorney said that if we would EASILY win if they tried to take us to court as they can ONLY charge a fee for their ACTUAL DAMAGES, which does not come close to $373.00 for 5 days late on a prepaid apartment.
They lied to my fiance, trying to scare her, stating that if she did not pay it The Falls would ruin her credit. They said that they would sue her and evict her if she did not pay it within 3 days. EVICT HER'!'! HAHAHAHA, are you serious''' Obviously I instructed my finace NOT TO PAY THIS UNLAWFUL FINE, and she just issued to them her payment for rent/utilites for the next month, not paying any of the fine. She keeps getting threatning letters attached to her door stating that they will EVICT her and DEMANDING that she "Volunteer to Vacate the Apartment." ARE YOU SERIOUS''' They are really trying to collect $373 for 5 days late on her rent when it was THE FALLS FAULT TO BEGIN WITH BECAUSE THEY DID NOT PROVIDE HER WITH THE BILL ON TIME!!!!!
Do NOT do business with this shady apartment complex, they will try to screw you. Do NOT give in to their fake smiles when they try to get you to sign this lease, their leases are actually unlawful and my attorney says we could easily sue and break the lease if we wanted to.

Yes, they're terrible, yes they're shady, and yes they're shylock usury fees border on abusive and certainly could be easily challenged in court, but that's what they bank on, that no one will challenge them. Someone has to do it. Will it be you? I'm long gone and if you didn't learn anything from my rating last year then you should have. Challenge them, take them to court, I'll come and sit in the gallery and watch the fun. But don't expect to win much from people who would do things like this. They have no scruples, and no integrity, so besting them wins you very little. Problems like this ALWAYS take care of themselves, so just let them alone and they'll hang themselves eventually. We can only hope we're around to see it. Shaun203

Shaun203 - Trust me, I'm not giving in on this abusive fee issue. I'll fight this to my grave. They better not "bank" on me paying this ridiculous fine because frankly, they ain't getting it. Over my dead body they are going to collect $373 from me because they did not provide the bill to us in a timely manner. I'd GLADLY go to court over this, and in a way, hope I do. What a shady business. I'm lucky because I have a lawyer in the family who would GLADLY work for free on this case, so The Falls - BACK OFF or if you don't you will piss me off enough to sue you right back. I'd love for you to incur legal fees when I won't have to incur any. They have NO INTEGRITY, do not do business with them.

The women there are so fake and the fees are crazy. my sister complain b/c our apt had a leak and rain was coming in the apt living room. We called down there and the maintenance people gave us 3 big buckets saying they can't do anything til the rain stops. After the rain stopped we went back three times to have them fix it. They said there was a leak from the roof and there is no way to find out where. Since it was our last month there they wouldn't let us switch apts. it gets better. After my sis moved out a month later she receives a letter for a fee of 533 dollars for roof repair.. wtf.. how are you going to charge her for it. They said if she didn't pay they would ruin her credit and crap. I said let them take you to court because we were smart. I had her take pics when she moved in. I had her take pics of the maintenance men actually setting the buckets in the spot where the rain was leaking so they couldn't say they didn't know about it. She also took pics of the aftermath and of the maintenance worker looking at the dry brown spots on the ceiling. We also took pics of the apt after it was moved out of and cleaned. They were informed of this as they claimed we did not tell them. We also sent two pics of the maintenance workers with the bucket to them. Haven't heard anything from them since and sis credit report and renter's report doesn't have anything on it either. So fight back. They know they are a bunch of slime balls.

This is the first apartment I EVER have lived at that sent you a bill. Rent is due on the 1st EVERYWHERE and if your not smart enough to pay it on the 1st you deserve to pay the "fee" When I signed my lease I signed like 50 million papers, most of which talked about the rent due date and how much it is if you pay late. Get over it.

You get over it. I fought it and I won. They realized their mistake and took off the ridiculous fees they were trying to access. First off, a $20-$30 fine for being late on rent (assuming it is your fault of course which it was not in this case) is reasonable and ok. A fine of $373 is NOT ok for paying rent 3 days late. Not only is this not enforceable, it is against the LAW to do this to renters. ANYONE and I mean ANYONE who would fight this like I did would win because there is no way in their right minds they would want to go to court over this because they KNOW they would lose. The Falls staff are greedy sons of ________s and are trying to embessle as much money as they can out of ignorant people who don't know any better and can't fight for themselves. Fight them and DON'T give in. And idiot person who made the last response - When your utility bills are included in your monthy payment (it is not the same payment every month), you have to have someone or something telling you how much you owe. Are we supposed to be psychic? Don't be a dumb___.
