I moved into my apartment in winter of this year. The staff is nice enough, and for the most part, problems have been solved when I notified them. I do continue to have an issue with my patio flooding when it rains despite me repeatedly asking for a solution. I eventually gave up and stopped asking for the problem to be fixed. The building has poor insulation, evident especially during cold days when my bedroom is much chillier than the rest of the apartment. The windows are somewhat drafty and some of the window screens are ratty. I think the policy of automatically keeping half of a tenant's deposit is rediculous and an unfair racket, but it seems nearly every complex is making this a practice now. Also rediculous: charging additional (and partially unrefundable) deposit for having a pet, as well as a monthly rent increase. Just another method to make money off tenants, I suppose. Silverwood also requires TWO months notice if you plan to vacate at the end of your lease, so keep that in mind. I will most likely stay here one more year, but the only reason I'm staying is that it's not worth the expense to me right now to move. There's no USPS mailbox or mail drop on site where one can leave outgoing mail, which confuses and frustrates me. In Jan 2008 everyone is going to see a $20/month fee applied to rent for water/sewer/trash....right now it's an individual bill (for me it's ranged $14-18), so it appears I'm going to be paying more for someone else's water use. Tenants are responsible for all utilities: electric, gas, cable/internet, and phone. Keep in mind natural gas is increasingly more expensive than all-electric utilities, something I didn't think about when I moved in and now look forward to high winter heating bills. Parking can be a problem, especially if you live in a building in the complex core, where many buildings are grouped close together. One of my biggest peeves: people not picking up after their dogs! There are several lazy, inconsiderate tenants in the building next to me who NEVER clean up when their dogs defecate on the grass...and it's literally RIGHT NEXT TO A DUMPSTER! Seriously, how would you like it if I came and crapped on your floor and left it there'!
I will say the complex is conveniently close to I-35 and is within a few miles of two grocery stores. On a scale of 1-10 I'd give Silverwood a 5: not great, but not horrible, either. It blandly just manages to serve it's purpose, but I do look forward to finding a better apartment or house next year, hopefully within Kansas City, MO.

I agree with you on a lot of the issues. Our problem is the dumpster, which is right outside our living room window, has never been fixed properly and the door flies open and trash blows all over the driveway and yards...especially annoying when you have guests coming over. Like you, I just stopped asking for it to get fixed. The additional fee is $25, not $20. Yes, it is a revenue generating scam and we will not be paying it because it is not part of the lease. We are planning on moving out in May, so won't have to fight them much longer. We contacted the management company about this scam.

I'm also a tenant at Silverwood and the management company will not get back in touch with me about the "flat rate" fee for H20, trash, et al. The notice that this fee will be a "convenience" and unconfuse tenants on how much to pay is such bull---t. It's not in the lease and the last time I looked, price gouging was considered illegal???? Does anyone out there have legal experience to lend on this matter??

I was charged the $15 a month for water and trash ( one bedroom) and this is just appalling! I've paid it for the entire year of 2008- when it was not included in my lease either, but it made me nervous to fight it because of back-lash...

I'm the original author of the review, but cannot remember my username and password, so I'm adding on here. Thanks for the additional input from other residents. My lease is up March 1st and I'm still looking forward to moving out. Since my original posting, I've continued to have additional problems: my washer backed up due to the drain being clogged with plant roots and debris, flooding water all over my laundry room and kitchen floor. Whenever it rains heavily water comes into my bedroom and walk-in closet. Two of the walls in my bedroom had black and green mold growing on them at one time. Silverwood's solution was was scrub off the mold and repaint the walls, not addressing the real problem: the drainage problem outside and the integrity of the building. Management keeps telling me someone is going to come "look at what's going on," why water is leaking into by bedroom, but so far nothing has been done. The carpet in front of my sliding glass door has also been saturated twice due to rain coming in when my patio floods during heavy rains. The carpet padding in my bedroom was finally replaced because it was rotting, emitting a sour, rank odor. No exaggeration: from the time the padding was ripped out to when it was replaced took a week (Thursday to the next Friday). I have a continual spider and bug problem that I've asked over and over again to be addressed, but nothing is ever done. As with many businesses, Silverwood does as little as possible, gets the cheapest bids on work, and "fixes" things with a Band-Aid approach instead of actually solving the problem. This is truly the worst place I've ever lived. Beware anyone considering signing a lease here.
