Verify with Residents and an outside Source prior to signing a lease

I lived at the apartments for several years, and the first was pretty good . The second year, there was a management company change, and for 10-11 months till the end of my lease, the property went downhill.

They quit doing the routine maintenance and property upkeep, leading to people's air conditioners quitting during the hottest part of the year for condenser problems. The office staff was rude, and when they were contacted by phone to report the problems, tenants were told the maintenance staff was busy and overworked. When told the maintenance staff would call people back, it would not happen for weeks, and only after multiple attempts. Many repairs completed were done in a poor fashion and tenants were told at times to "go get that filler and finish it off, we are out if it". Some people had air out for a month or more before being fixed.

The office has a history of not producing work orders and maintenance does not leave notice they have entered the apartment or what work was completed. The maintenance staff did not have Uniforms, which made tenants uneasy about who was coming to their door at times when they did show up.

The head of maintenance and her son were the two main people doing maintenance work on the property. Another relative was the head of the cleaning crew used by the company, leaving tenants in a bad position in regards to any conflicts or questions in regards to maintenance or conditions.

I have been out for almost two months, with no return of my deposit nor written itemized reasoning why the deposit was not returned.

People have moved in to find out after they have signed the lease that they will now be charged for water. some people did not receive billings for several years, only to get a billing of 300-900 for water.

The handicap accessible parking in inadequate, some buildings have spots, but no signs, some have signs, but no spots, most signs are a hard to spot as not at regulation height, and spaces are not wide enough for wheelchair bound individuals to enter their vehicle without having it backed up into the parking lot, causing safety issues.

The parking lot and lighting are not properly maintained. multiple lights on the property have been out for weeks and months at a time in some cases. The lights to illuminate the building numbers are not maintained, making it confusing for guests and for emergency services to locate which building they need when they enter the property.

The pool was not maintained over the summer, had an odor too it, and was painted dark, not allowing anyone to see to the bottom.

Definately look elsewhere as well and check with current residents on the condition of the property and management prior to signing a lease here. the buildings insulation leads to electric bills of 150-200 average a year, and winters have heating issues due to this. Check as well as mutliple pricing for the same units has been given out to new and existing tenants.

The utilities are high! These are not energy efficient at all. The toilets in my unit ran constantly, when I put food coloring in the tank, sure enough a water leak. After having to complain numerous times, and many attempts to fix the problem, it was found the seal was worn out. Common sense would state, replace the parts in all the Units as we are all paying each others water/sewage waste. Huge Wolf Spiders as well.
