It's too bad the Management does not care more about the property and it's rules, more importantly the tenants.
I've only been here a few months and it's been a nightmare. This is an excellent location, beautiful property but as a result of those that do "not" pick up after their dogs, especially when it's humid, it smells/looks horrible. More importantly, it is only hurting the larger breeds as eventually they will be banned.
Olathe has a "Leash Law" for "cats", however (per management) the tenants allow their cats to stay outdoors; with the wildlife and traffic, I as a cat owner would be somewhat concerned. Very early this morning, I heard one cat screaming. I only pray it's okay. Some cats are strays as when tenants move out, they just throw them outdoors!!
Maintenance Lady is extremely rude, non professional and isn't the best at her job. When it takes several times to get something simple fixed, does that not mean there is a problem'
Main issue, ROACHES. When I moved in I found roaches, I was informed this was the "only" apartment that had ever had that problem. It took numerous visits from the exterminator and now my own treatments to get rid of them.
Best advice, communicate via e-mail or in writing when dealing with important issues and the Management.

The management rudeness and lack of concern and lack of communication with tenants and the maintenance department not properly fixing issues or not even addressing issues is an ongoing concern. I have heard of people without working air conditioners and poor repairs when they are done. The understanding around the property is that the maintenance staff is always 50-60 reports behind, they cannot work overtime, so they will not respond to most emergency requests over the weekends. One tenant has stated they were told if one bathroom has issues, they have two in their apartment, so why call an emergency line? This forum already address past mold issues, so this seems to be a bad thing to possibly allow water to cause issues. I would have discounted this if I had not heard the same response from others with similar situations.
The new Management company does not seems to care about these issues, as several people have told me they have talked to regional managers and a home office Management member and received the answer that they talked to the office and no work orders had been filed by the office, even though the tenants have spoke of calling the office and the reception when they do over several weeks time.
I have not had my smoke detector checked since March of 2008. Walkways are filthy and stained due to no cleaning, which used to be a list that maintenance had to clean. Overflowing trash leads to Raccoons and Possums and occasionally deer coming out of the woods looking for the food odor source.
Check with people on the property before signing. Several people have been quoted multiple pricing on the same apartment size, and several apartments on the property have people living in the property without being on the lease. They have also stated they do not need to clear sidewalks in the winter anymore, and if someone does get hurt, it is the renters fault.
Sadly, a lot of people who have been here multiple years have already not resigned or are leaving as soon as their lease is up.
The dog waste issue is a big concern, but the office does not walk the property, and maintenance no longer checks the overall property, so the calls to the office and lack of response show the ongoing concern for tenants and the property.
