Pinecrest Townhomes is a lovely well maintained community but the management are less than professional and dishonorable. Issues of concern and complaints are often ignored or responded to untruthfully. The policies are changed on a whim, apparently decided upon by the owners and shareholders who do not appear to care about the requirements of their residents. Approximately 3 months prior to our lease expiring we received a letter indicating the new rent (7.7% increase)we would pay if we signed a new lease within two weeks; this letter did not indicate that the rent would be increased again if we did not respond within two weeks! 2 weeks later we received another letter offering the option of re-leasing within two weeks at an increased rate of 10%.(Same unit was advertised at 10% less). The new lease did not contain policy changes but approximately 3 weeks after signing the new lease we received a REQUEST for us to place our trash carts in our garage - this letter did not indicate a policy change. We could not comply due to lack of space, and did not want to comply because we had personal items stored in the garage together with a freezer and refrigerator containing food items. Approximately 2 weeks later we received a letter stating we had not adhered to the new policy and given the ultimatum of complying the next day or management would place the trashcart in our garage then fine us. Pinecrest verbally indicated to one resident that they had been considering this change in policy for almost a year - it would have been appropriate for them to advise tenants prior to them signing new leases! Some residents were advised they could move their trashcart to their patio; some residents still leave their trashcarts at the front of their units; some were advised their trashcarts would be removed; others were not advised of anything. The pool is supposed to be open between the hours of 10 am and 10 pm. There had been times when the pool was not been opened until early afternoon and many evenings it has not been closed until after 11 pm. The rules of the complex are not adhered to by many residents and Management do not follow through on them. Dogs are permitted to roam without a leash and defacate without the owners picking up after them; noisy residents are not dealt with so the police visit often to take care of business. Children under 16 years old are not supposed to enter the pool area without an adult resident but there are many times when very young children are left alone at the pool; the leasing office is next door but apparently they do not see.... Parking is adequate but not assigned so if the leasing staff or visitors to the pool need a spot - you are beat. There has also been a wrecked vehicle taking up a parking space for several months now.
One of the standard problems associated with living in such rental properties is that one has to contend with some or all of the above issues, and with property managers who do not thoroughly screen prospective tenants or remedy problems.
