I worked at Ridgeview and must say there are some interesting reviews to say the least. From a management perspective here's the real deal...

1. Yes there has been problems with a high turnover in managment. Until a couple years ago it was very hard to find a solid manager that could take the stress of managing such a large community. The current manager is solid- she won't put up with residents not following the rules. This property needs a manager that cares as much as she does!

2. When a resident has something that breaks they are required to report the incident to management so maintenance can fix the issue. Ridgeview has come a long way with this! Too many residents didn't report a problem until it became a serious issue. Example- water leaking under kitchen sink. One resident lived there for two years. They decided to report the water leak the month before they moved out because they didn't want to be charged for damages. There was so much mold build up that the entire kitchen needed to be ripped up, carpet and vinyl needed to be replaced, etc. If that resident would have reported the issue immediatly this wouldn't have been a major issue.

3. Crime- The Olathe police department have a good relationship with management. I always found it strange when comments were made about the police being on site. This isn't always a bad thing. As a matter of fact a community this large needs police presence. The police hold weekly meetings at Ridgeview. The Ridgeview staff welcomes them. I hughly urge anyone concerned about crime to contact the police department and request a crime stastic sheet. Any call made to the porperty will show up. As a matter of fact I urge renters to pull a crime sheet for any community you chose to live in!

4. Trash- The staff works VERY hard to keep this a clean place to live. Do they always succeed- no! What does this say about the residents' I witnessed MANY residents littering, watching people litter and walking over trash. Residents need to STEP UP on this one! Keep in mind rent stays low when management can maintain their budget. If they need to hire more employees to help with repairs, trash pick-up, etc. then guess what- YOUR RENT INCREASES! It's only common sense. If you witness a neighbors violating the lease then put it in writing and inform management. If a resident is breaking the law then CALL the police then report it to management.

5. Affordable Housing- Yes, Ridgeview does participate in some affordable housing programs. It's sad to read some of the reivews about "people being poor, slums, etc". Affordable housing is meant to give people a hand-up not a hand-out! This program is wonderful and has helped many people better themself. It's not fair to judge based on this criteria. I will be the first to tell you I met some GREAT people that live at Ridgeview when I worked there.

6. Parking- Parking is crowded and hard to control. If residents have suggestions as to how they can make this better please contact the office. My suggestion was to charge for parking so we could hire a person to police the parking lot 24 hours a day. Cars without permits would be ticketed and towed. Sound harsh... Maybe that's what needs to happen. If you're not a leaseholder then any guest would need to be registered with the office if their car was on the premisis.

Overall Ridgeview is not a luxury apartment community. It's a nice community with many benefits. Affordable rent, cute floorplans, management that trys and does care- even if you don't believe so. Remember this is community living- not a single family home or luxury community it's practicle. From time to time you will hear noise and have complaints. Be diligent about reporting these problems in WRITING to management. Give specific details- if you have a noise complaint: where is it coming from' What time of the day/night is it' Contact managment. If after hours always call the police then report it to management. If management can get a police report regarding the issue they will have a better time evicting a person if that action deems necessary.

Now I'm going to give you my honest reveiw of the community from a management perspective. On a scale of A-F I'd say it's a C! Average.

Keep an open mind when reading the comments others have written. I will say that many times when a person writes something harshly negative they have violated their lease, in the eviction process, or were just charged for damages in their apartment. However, to be fair this is not always the case. Some of these people may have had bad experiences and this was unfortunate.

It can't be too hard to manage that piece of crap complex. For one, it's not that big. For two, I am in leasing in a 696 unit complex and we've had the same manager for 10 years. It can't be too difficult. Stop making excuses.
