We moved here in the summer of 2007 and haven t had any real problems to speak of this whole time. When we moved to Kansas City, we did a lot of searching on Apartmentratings.com, and Wynnewood had a pretty good rating (56%) and a great location. We live in the smallest floor plan. Don t expect to ever rent for what we re paying. We got some type crazy amazing deal because of a low time in the market. Our same floor plan has consistently been listed online for about $100 more a month than what we pay. When we re-signed our lease, the rent rose 2.5% and the monthly carport fee rose 14.5%, from $609 to $624 and $35 to $40, respectively. The carport fee is not included in the $624 base rent.
A few people have mentioned in their reviews that they did not like a particular leasing agent. I also did not care for her the first time I met her (on move-in day), but that soon changed. Maybe she was having a bad day, or I might have been having a bad day after driving a u-haul truck for 5 hours. My wife and I both really started to like her. We miss her now that she now works at another AMLI down the road. We ve had a lot of interaction with another leasing agent (we re not supposed to write names) who has been very friendly and helpful. The apartment manager and that leasing agent also live in the complex; which probably helps make it such a great place.
Driving through the complex, it s obvious that some tenants might have problems with parking. But we have never had a parking issue because our building doesn't have another building directly across the street. In other parts of the complex where the parking area has buildings on each side of it, parking is more of a problem. We also pay for a carport for my wife s car. It actually does look like the complex has enough parking, the spots just aren t all in good locations. Some parking spots further from the buildings NEVER get used because they re just too far away from people s apartments. So, people park next to curbs to avoid walking the distance, which is understandable. The carport is handy when there s snow or a chance of hail. I try to drop my car of in the parking garage at town center 2 only miles away when there s a chance of hail.
We have had a few sound issues. For a few weeks after move-in, we thought we had a 400-pound man living above us because we could hear every step he took (but then we finally met the real tenant, a tiny young lady!). If it s that loud just with a tiny young lady walking around, I can t imagine what it would be like living below a family of kids. We ve never heard any of her music or the TV, but we do hear when her vacuum is running. The tenant next to us has a big sub-woofer, so we occasionally feel the bass of his stereo, especially since our couch is right next to the wall. We ve made good friends with our next door neighbors (our kitchen backs right up against their kitchen). He s deaf in one ear and says he has to turn up the TV really loud to hear it, but we ve never heard anything from their apartment. However, they have told us that the tenant above them has complained a few times about how loud their TV is.
Our building is on the perimeter of the complex, so we have very minimal dog-walking traffic. We ve never had any problem with smells and never walk on the grass, but we don t have any complaints about dog poop.
It s a good walk to the trash dumpster, but we consider this a bonus. I ve never noticed a bad smell whenever I get near it, but I think I d rather take a good walk than live right next to a dumpster. Also, it s never been overflowing whenever I ve gone to take out the trash.
Maintenance has been amazing. I work from home, so I m here to know just how fast they respond to a maintenance request. Sometimes, they have come within 30 minutes of entering the maintenance request. Problems have been minor: water leaking from the kitchen sink handle (they fixed it by putting on some new gaskets; drafty patio door (they added some weather-stripping); a broken toilet seat lid that I accidentally broke (they had it replaced within two hours of service request); and a broken water line for the ice maker in the freezer (this took a two attempts, but they fixed it); a little bit of peeling on the laminate-covered cabinets (not enough to even bother reporting); replacing a light bulb that I couldn t reach in our high vaulted ceilings. Two other issues I fixed myself were the cracked caulking in the shower (I re-caulked it), and a clothes dryer not properly drying (I flushed out the dryer vent with an air hose). We ve also noticed some cracks in the paint and one long crack at a seam on the ceiling (probably due to winter soil-shifting).
Our eastern location and being on the first floor helps keep down air-conditioning in the summer. However, we do have a friend on the top floor who complains about high utility bills. We started to have a bug problem (spiders) after some construction and major landscaping began outside our patio, but that seems to have been fixed after they sprayed a few times and after buying my own bottle of spray.
We feel very safe here. When we visited KC to apartment hunt, we actually drove around apartment complexes at night to check out their lighting. A big selling point for my wife was how well lit Wynnewood is at night. If possible, I recommend you do this before signing choosing any apartment. It gives you a chance to see the lighting and what parking is like after people have come home from work.
When in a bind, we ve occasionally used the computers in the business center. They re helpful but the printer isn t always so dependable (and sometimes out of paper).
The pool and fitness center are nice. We re pretty low-key and appreciate that the pool has never felt like spring break in Florida. The fitness center is nice, it never seems over crowded and most of the machines have personal TVs.
The Car Care Center is nothing special, just a carport with water hose and vacuum. But that s more than a lot of apartments have.
After we moved in we found out that some new friends we made at church have lived in the complex for (at the time I m writing this) 3.5 years. If they have any complaints, they haven t told us about any.
We plan to stay here for the next 3 years while I finish graduate school (and possibly move to a bigger floor plan).
We have actually told our friends and coworkers about how much we love our apartment. My wife even got a $300 referral bonus because one of her coworkers decided to move here after hearing her talk about it.
We also love our big patio and patio storage closet. The patios are one area that lot s of apartments seem to tack on as an after-thought. But we have enough room for a 5-seat patio table.
After looking at a lot of apartment web sites, I really appreciate AMLI s pricing right on the web. With other apartments, we had to call to check pricing and availability (and of course, you can t get that information until they first have all of yours!). AMLI s pricing is all computer-generated by Corporate. The computer assesses all these different components when creating the price- market season (cheapest time is usually February-March), number of amenities, and supply-and-demand (e.g. if 5 apartments with the identical floor plan all become available within the same week, AMLI s available supply of that floor plan goes up, which drives the price down). What you see listed is the price you get. No haggling.
Lastly, we haven t moved out yet. So, we have yet to see if we ll get our deposit back, if they tack on any extra fees, etc. But you should know that you have to give 60 days written notice when leaving NO MATTER WHAT. This means that even if your 12 month lease is up on October 30, you still have to let them know by August 30 if you plan to move out. This is because you can continue to stay as long as you like after your lease is up (you just pay a variable fair market value for each month s rent after that, unless you sign another lease. Re-signing your lease will lock in your monthly rent for another year, or whatever length of time your lease is for). Apparently, lot s of people choose to stay on month-to-month after their lease is up, so AMLI doesn t automatically assume you plan to move out on the day your lease expires.
