Casa is a diamond for those renting in this price range who wish to live in Overland Park. We are only moving so that we can find a place with three bedrooms. If Casa had three bedroom models, I would stay in a heartbeat. I'm going to miss this place!
The good:
The staff is friendly and maintenance works on your problem until it is done (though you do have to be your own advocate as in all rental situations). We are near to shopping, restaurants and highways but are set back away from the road noise. The back of the complex faces Indian Creek, so we are right on the bike trail. Also, we get pretty wildlife in our "backyard." There are occasional community builders like parties or free breakfasts that are enjoyable.
The bad:
Casa is an older facility, which means that there will be damaged areas and that fixtures may break. We are near the creek, but have never flooded to my knowledge. Still, as in other places, you may wish to be on the top floor to avoid any previous water damage. I have seen a few spots on the roof that raised my eyebrow, and there has been the occasional mold spot on my windows. When I mention these things to the staff, they always try to resolve it to my satisfaction. Some of the circuits are designed poorly and have trouble maintaining load from all kitchen appliances and office equipment. However, if you do not use your second bedroom as an office, you may never come across this issue. If you have a big issue with neighbor noise... well, if you have a big issue with neighbor noise, why rent' But the doors do have a tendency to slam shut if you aren't careful, and that can be noisy. One unfortunate thing is that people do not clean up after their dogs, but I have never been in an apartment where they do.
I would call Casa the best little secret in Overland Park rental housing. Wish I could stay!

I've never seen a snake in this town, much less here. Also, the only bug problem I can attest to is the ladybug issue, which reportedly happens all over the city. I have seen no more spiders here than anywhere else I've ever lived.
