Place charges a "redecorating fee" and for painting even if the apartment was in the exact condition that you moved in, and refuses to give reasoning for the charges. Very unprofessional and unwilling to help after they have your money. had several problems with the bathroom initially and a major mouse problem when I moved- in that they said they sent people out for, but I never saw traps or bait other than what I put down myself. after 2 trips never actually fixed the fan in the bathroom

Legally they can't just charge you a "redecorating fee" unless it;s laid out in the lease ahead of time as a non-refundable deposit otherwise they have to be able to justify every cent of your deposit they keep other wise you can sue them in most states for treble damages if they unjustly keep your deposit. The main key is documentaion take photos when you move in and photos when you leve with a news paper or some other item documenting the date.

Many many many apartments charge a non-refundable decorating fee. Before anyone implies, I do not work for this company at all.. I do examine for leases for apartment communities through-out the USA to make sure the documents are legal and fair. Decorating fees are usually charged by communities that repaint, replace carpets, repair nail holes, etc because the contractors must be paid to do the work (not the community maintenance men). Regular household cleaning once a person is moving from an apartment does not usually cover the wear and tear of normal everday use on an apartment. When the current resident lives there, the same thing was done prior in order to get the unit in a move-in condition. It was painted, any holes patched, nail holes filled, cleaners have come in, etc. My advice is to ask BEFORE signing a lease if there are any non-refundable fees and what portion (if any) are refundable in deposits....and importantly, yet rarely asked..what specific things would cause a loss of deposit and what things are overlooked/ forgiven when return deposit is involved.
