There are quieter places the same size and quality not far away for 100 less a month. As someone said, with some things like noise it isn't that the building or staff is that bad so much as some of the neighbors. I was surprised given the pricing to see so many college-age kids moving in and bringing their usual noise level along with them.
They do need to dust and wipe off the molding and surfaces before they repaint. I found animal hair and dust had been painted over, and it looked nasty.
High marks for the 24 hour gym, which was clean and maintained well. The pool might look a little small for a complex that size, but I found that it was usually not crowded.
The staff was generally professional. The concierge, Doris, was sometimes rude and unpleasant. In fairness her response time to maintenance requests was excellent, usually same-day. They also did a good job working quickly to clear the parking lot when there was a heavy snowstorm in February.
I'm not sure the security gates were a good idea; they could be a hassle without really preventing people who weren't supposed to be there from following another car in anyway. I think it works better to have security for individual buildings, esp since it wasn't a high crime area that far south in OP. They require a 30 dollar deposit for the remote to open the gate and reflect it in your rent, yet the gate was out of commission most of the year that I lived there.
I had no problem with vermin such as mice but heard firsthand from others who did find them in some of the garages. I agree with some of the reviewers who posted about the plumbing problems altho mine with the kitchen sink and toilet were not as bad. They furnish the units with good appliances so I'm not sure why the plumbing isn't better quality.
Simple design changes could have made things much quieter; eg not having the neighbor's stairs and noisy slamming door right behind my bedroom wall.
It surprised me how many well-dressed people with nice cars would leave their trash piled outside the door for days rather than walk a bit to the bin. Also the walkways have a dirty appearance from some spilled substance. It's a shame because the exteriors and grounds overall are beautiful and well tended. I felt they could have waited until a little later than 7 in the am on Sat mornings to do the noisy mowing.
It wasn't a bad place to live, but the location is rather far south of most things in the KC metro area (other than a lot of shopping around 119 and Metcalf. But there are other places for a bit less that have the same quality of life.
