Parking is a serious issue at this apartment. I would suggest to management that each apartment have a dedicated space in the spaces next to the buildings. (This would eliminate those with multiple vehicles hogging the spaces close to the buildings). I did not have noise issues from my neighbors (loved my neighbors), except from the pool which was used at all hours of the night, by drunks who may not have even lived at the apartments. (need higher fencing and coded/locks entry to stop this - or nightly patrol by a security service) The grounds and the court yard of these apartments are beautiful and the location is excellent. The outdoor lighting needs to be better maintained - last I knew, 4 or more pole lights on the main street in the complex where out for over 5 months, (lets hope the car thieves are not reading this - it is dark in there). Also, please be aware that there are issues with these building leaking water during heavy rains (end unit - window areas) I know that maintenance is working on this issue, but I do not believe it is resolved. (I would suggest that response time for maintenance be improved, which I know is hard when they can't seem to keep adequate help on the payroll) And, yes last July several units flooded during heavy rain, I believe it was due to water overloads in the drains- however, I have seen leaves and such in those drains and wonder if that did not add to the problem. Read the other comments and you will get an idea how most feel about the staff. It is my opinion that the rents here, for what you receive, are a bit too high. Lastly, I will say that, except certain newer apartments, a great majority of apartments in Overland Park, seem to be lacking in updates, maintenance of the buildings themselves and attention to tenant concerns (we looked at alot of them - and you will find that most of them also have unhappy residents too) Do your homework before you rent anywhere.
