Parking:
The lot that i use serves 3 buildings with 4 units each. Each apartment is allowed 2 cars for a total of 24 cars. There are approximatly 12 slots; two of wich are taken by the dumpsters.

Noise Level:
While outside during late spring through early fall a fair amount of noise can be heard late into the evening through open windows. To date, I have not had any complaints on the noise; however there have been 3 complex wide notifications of noice issues in the last year.

Grounds:
The grounds, while passable as far as landscaping is concerned, is not maintained very well. During thw spring and summer the lawn is cut, hedges pruned, etc. but during the winter the walks are shoveld only barely, salted even less frequently and usually without as much as salt/sand as is nesecary.

Safety:
Being in the center of overland park, it is a relativly safe neighborhood. My vehicle has been broken into once and I have had to file a domestic disturbance report for a neighbor. But that can happen anywhere.

Construction:
Ascteticly pleasing, wood decks, stuco facade shingled roof. Drafty windows and sliding glass doors, mold and mildew painted over surfaces, layers of dust in the vents. I have my thermostat set to 75 or 80 and all vents except my bedroom closed, my bedroom rarely obtains a temperature greater than 65 degrees ferenheit.

Maintenance:
I have had almost not complaints about maintenence, i have also had only one reason to call maintence, and that took two or three days to get fixed. it was an acceptible time frame for the issue. the reason for the low score on my review is due to the lack of preventative maintence that I have seen on the wooden decks, and breeze ways. They are rotting and are going to need to be completly replaced (at least on my building) within the next 5 years. The nails are working their way out of the wood, small details like that, which are easy to overlook.

Office Staff:
Incompetent. Disorganized. Lacking in social graces. Wouldn't have an idea what customer service were about if it introduced it's self and then beat the stuffing out of them.

Overall:
Not worth your time. Overpriced, nothing but a roof over my head until i can move, as in this weekend. 2/20/06
