I lived in this complex for a total of 4 years. First in 1998 - 2000. Most recently 2001 - 2003. The only reason I lived there was because I had a larger dog and most places won't accept animals that size.
I could write a book about this place but I will spare you. Here's what I didn't like.
1. A defensive and often snyde office staff. The only time they are nice to you is when they are trying to convince you to move in. After that, heaven forbid you have a question about your rent or an issue of sorts. Because they are immediately defensive if not angry. They've got you in a lease and they know there isn't a thing you can do about it so why not'
2. The only person that knows what is going on around there is the manager Roxanne. If you need anything or want to get anything done, don't bother with anyone else because everyone else is incompetent and you'll be spinning your wheels. I can tell you that I couldn't wait to get out of that place simply because I didn't want to deal with them anymore.
3. At one point they changed their late rent policies. Rent had to be paid on the first or you would be facing late fees. Heaven forbid you get paid on the first and you are out of town. And asking them to allow you to pay a day or two late was futile. I guess now they have loosened their policies.
4. They have strict policies regarding keeping your animal on a leash and picking up it's dung. Those rules applied to everyone but the complex manager. You can find her dog leash-less at any given moment of the day. Though she puts on a good front and picks up her dog's poop during the day, you can find the animal out pooping in the yard unsupervised early in the mornings most every day.
5. If you put a deposit down on these places, kiss it goodby. You aren't going to get it back unless you are willing to leave it in perfect condition or unless Roxanne really likes you. Though the lease allows for normal wear and tear, the staff that checks the places out when you leave doesn't allow for anything. They aren't above changing and bending the rules / agreement as they see fit to keep your cash.
6. If you are single, be prepared for a ton of kids occupying the pool. Though they tried to impliment a policy that banished kids from the main clubhouse, it was rarely enforced.
7. The first time I went to pay rent, I was short something like 48 cents. I threw a dollar on the girl's desk and of course she didn't have change. I said, "that's ok, maybe you can just buy me a Coke or something next time you see me." Then, on several occasions I recieved an eviction threat on my door because I was 1 penny to 3 cents shy on my rent / water payment. I mean, they pay office staff to type, print, sign and deliver a threat to evict you over one penny. So, I would then have to make a special trip into the office to pay that one penny. They would then take the money and write me a reciept and I would walk out shaking my head. Never did get that Coke.
8. They nickle and dime you at every opportunity. What really got my goat was when I was applying for a house loan. I needed to use Four Winds as a reference and they charged me $35 to release the information to my bank. I paid this company literally thousands of dollars over the course of my stay there and I was never once late on rent. Yet they couldn't take 3 minutes and fax my history off to my bank without penalizing me.
9. And here is my absolute favorite. Last spring they activated the automatic sprinkler. One of the nozzels was directed straight into the breezeway of my apartment. No avoiding it! And they had the thing activated to turn on 5 minutes before I left for work each morning. So, each and every morning I would leave for work wearing a suit and be soaked. Though I complained daily, it took them 6 weeks to get something done.
All-in-all and as I look back over my stay at this place, I wonder why I stayed there. It was a miserable experience for the most part. The place never felt like "home" and I often felt underappreciated and belittled as a customer. And this is the tip of the iceburg. I can tell many a tale. When I think about the possibility of ever moving back to the place, a van down by the river sounds pretty good. Granted, no running water and no shower, kitchen or toilet but at least I would could keep a little dignity.
