I have lived here for about a year and a half, and they worked with me on a housing assistance program that helped me move in. That was a plus, because a lot of JOCO complexes were not willing to work with the program.
Pros:
--All utilities are included, except for electric - which has always been reasonable.
--Mgmt always returned my messages & at least listened to my complaint.
--tons of space - the 2 bedroom is like 950 sqft.
--friendly tenants!!!
--right off of major highways and roadways. within walking distance of most necessities and in a good school district. TONS of shopping and food options within 5 minute drive, and its a straight shot to midtown.
--secluded parking lot and lots of trees. You're off a main road, but you don't feel like it because you're set far enough back from the road.
--I've only ever seen one cockroach and 3 small spiders, so pests are not a problem.
--you can paint the walls and decorate all you want as long as you paint it back to the standard white before you leave - they even give you the white paint.
--small utility elevator that was handy when moving, with groceries and laundry.
Cons:
--I can hear everything happening in the other units and on the grounds, including yelling/arguments/crying babies from the other building across the courtyard - even with the windows closed. Plus its right behind a shooting range so there is CONSTANT gunshots. I had to move my bed away from an adjoining wall because the smoker next door kept me up with his coughing and I could even smell the smoke.
--Grounds are not cleaned often enough. They post signs saying "keep ur kids under control - don't let them litter", but when kids are throwing basketballs through 3rd story windows and busting holes in hallway walls, they don't do anything about it.
--vehicle are often vandalized. in the first 3 months I was here I saw 5 slashed tires, a busted window, fast food dumped on a car, a threatening note on a windshield, and 3 broken down vehicles in prime parking spots. that was not a happy thing. however, since then it has calmed down.
--It took 3 phone calls and nearly 30 minutes to get the police to respond to a VERY violent domestic dispute. When I reported the incident to mgmnt, I was told that kind of behavior was common.
--no one ever fixed my fridge. it continually leaked and would not maintain a set temp.
--lead based paint on walls, but that was never a problem for me.
--only ammenity was a laundry room and VERY limited storage.
--storage was 1st come 1st serve, so some peopel claimed 3 or 4 storage units. People trashed the laundry and storage room and dumped their stuff there when they moved out, and it would still be there weeks later.
--the winter season is hell on this parking lot. shoveling, plowing and salting did not seem to be a priority. even after the roads were completely clear, the parking lot and walkways would still be solid ice.
--there is a per pet, per month pet rent, and a non-refundable pet fee upon move in.
This was a great place as a starter apartment for a single mom. I would definantly suggest it to anyone wanting to live in the safe and clean environment, and have access to the great schools and ammenities of Johnson County. I did my research before I moved it and it really is significantly cheaper then other complexes.
