This apartment is the worst apartment that you could move into. The crime rate here is as bad as living in a section 8 apartment in the worst part of town. There have been so many break ins in the apartment complex that they first sent out a warning letter saying what you could do to prevent your apartment from being broken into. A few weeks after that they had to send out a letter saying that they would give a $1000 reward to anyone that could give information leading to the arrest of the thiefs. In the past year there have been several kidnapings in the complex. There have been many stolen cars left in the parking lots. Neighbors just let there dogs run loose around the complex and they leave there poop everywhere. There was just receantly a gun dealer bust in on of the apartments. The complex is a heaven for drug dealers. The maintence staff refuses to fix problems like garbage disposals and refrigerators. Suposidly you are not allowed to empty your patio furniture of water off the balconey because the people below will complain like you were peeing on them. They prefer that i carry the chairs through the apartment and try and empty them in the sink but refuse to pay for the damaged carpet if i spill it. This apartment is no where near worth what they want you to pay for them. The appliances are out of date nad the service stinks i give this a -10 on a scale from 1 to 100.

We always recommend that wherever you are looking to move to check with the local police department and get a review of the area. Yes, we have had a few burglaries. We sent a letter to each resident, because we did not want to leave them in the dark. We are not aware of any kidnappings, drug dealings, gun dealers, or stolen cars left on the property. I checked out Leawood Manor when I was looking for an apartment. It is a total dump and a waste of time. It smelled bad and was pretty outdated. Don't let the 'Leawood' address fool you. This place is a joke!

ARE YOU INSANE!. The monthly payments seem to increase every year. Where does that money go? It's been a very long time that any improvements have been done to the property or updated the appliances. (Except the management office). And what about security and safety for the tenants and their property.

I agree this place is crap, they need to lower their rent by a few hundred a month or just tear them down, it isn't worth the land it's built on.

I just recently ended my lease and bought a new home. I lived in Leawood Manor for 1.5 years. I really had no issues or bad experiences with them, other than each time the lease was up the rent went up, and the people below me did complain about our patio chairs leaking water on their patio after heavy rains...like I can help that. The problem I had was AFTER I moved out. We were perfect rentors, we paid on time every time and never had any complaints about us. We cleaned our apartment pretty good when we moved out, It was not perfect, but we did a decent job. Our carpets did have a few stains that could easily be lifted with a carpet cleaner...They sent me a bill saying they were keeping the total of 400.00 of our deposits plus wanted me to pay 419.00 more. They claim they had to replace all of the carpets in the apartment.. YEA RIGHT.. they could have used a carpet cleaner. I seriously doubt they really replaced anything.. so now I have this collection agency harrassing me at home and work saying they are taking me to court.. well good luck to them because I used our digital video camera and took footage of the apartment when we moved out and pictures as well. The rent is way to high, and it is the getho of leawood..I started saying that about a month after we moved in...Loud music everywhere..dogs do run around, which made it horrible when we attempted to walk our dog...
