Here's the deal, these apartments are not all at what you think they are. I don't even know where to begin!
1. The staff- There are 3 women who work in the office. One is very nice and I'm convinced they keep her there because without her they would never get anyone to live there. The other two are really unpleasant and I avoid dealing with them.
2. Appliances- All appliances in the apartment are incredibly old. Like mentioned in the other reviews if you have a problem with an appliance's performance they will do everything but replace it. It usually requires multiple maintenance visits before you see any improvements. (It took them 4 months to get my dishwasher to properly clean). The furnace is old as well so you do encounter problems with energy consumption. They'll tell you you're electric bill will run between $85-$95. This is true when the weather is mild and you can open your windows. When you have to start using your air condition or heat your bill shoots up. I've had energy bill between $140-$170. (70% of the bill was from the furnace)
3. Windows- All the windows are aluminum. This causes serious issues with condensation, moisture control, and heating/cooling. It's not surprising to see frost on your windows in the winter or mold from the excess moisture.
4. Mold- You'll have it. In your lease is a mold addendum stating that if you find mold you'll clean it off several times before you even bring it to the staff's attention. If you do they'll tell you to keep wiping it down with Clorox.
5. Ventilation- The further the room is from the furnace the less heat/air it gets. Or so I'm told, I've never heard of this before. What this means is you'll have 9 vents but can only use 3 because you have to force air into the room you need it. It still doesn't work. I finally began using an electric heater in my 2 year old's room because he was like an ice cube in the morning. Not a terrible thing but mildly inconvenient.
6. If you're lucky you'll have brand new carpet, but this is a rare find. You'll most likely have older carpet. Be prepared to have it pulling away at the seams and badly stained.
7. They do have a playground, volleyball court, swimming pool, and kiddie pool. The pools always seem to be decently cared for. Not so much on playground and volleyball court. The sand is always very dirty and non-existent at times. This is a pet-friendly community. Great for you pet lovers, bad for us with children. The grassy areas that are around are usually thick with pet waste. While the staff encourages pet owners to clean up after their pet, it's not a common practice. So your kids get to play at the dirty playground or the poopy yard.
8. Bathroom- Nice sized bathrooms. They do need work. I have a leaky faucet in one and a tub handle that keeps breaking off. Maintenance seems to think it's ok and doesn't think a new one is necessary. Not terrible, but inconvenient. The dirty pretty quickly so you'll be cleaning them often.
9. Kitchen- It's just old. They really do hot glue your kitchen drawers back together, it's not a joke. The laminate on my counters has been coming up. I don't bother calling maintenance I just hot glue them back on myself.
10. Maintenance- There's one fellow that is very nice and seems to know his stuff, but I don't believe any of them have any real mechanical experience. Most of them are 18-22. They don't call before they come and they don't leave you any notice if they came while you were gone. I had a clogged dryer vent and it was causing my dryer to get extremely hot and was a fire hazard. I reported the problem and starting using a laundry mat for about 3 weeks because I hadn't been notified that it had been looked at. I finally was fed up and called to ask why nothing had been done, that's when I learned it was "fixed" a couple of days after the report. But again I was never notified, so unless you call to follow up you get no follow up. Also they tell you if have a problem someone will respond within 24 hours. Not in my experience they quickest I've had a response was 4 days.
Parking- The availability of spaces is decent, but there are no street lights or any other kind of security.
Things are not all bad there are some perks. You're close to shopping areas, colleges, and highways. The apartments are in the Blue Valley school district which is nice if you have children. And the rent is decent. However, I don't feel the perks really make up for the downfalls. Just because Leawood is in the name doesn't mean you get the Leawood experience. If you do decide to move in here just know you will have problems with the appliances, staff, maintenance, or all of the above. I've lived here for 8 months and I'm counting down the days until we can move out! You may end up paying a little more but I would really consider other apartment sites. You'll be happier in the end.
