I've been a resident here for three months. Prior to moving in I read the reviews and said "You know what, only complainers go to those sites." I should have listened to what people were saying.
The good:
The parking isn't horrible like some people have suggested. Right next to the entrances to the apartments gets full, but there's parking everywhere.
The rent is cheap.
The 1BDR floorplan is nicely structured.
Yes, their cable internet sucks, but ATT Yahoo DSL is cheap and easy. And I hear the cable TV isn't bad.
The bad:
Roaches. During our move-in inspection I found a couple dead ones, but that's not unusual for an apartment that's been empty for a bit after someone moves out. Since then I've found a steady stream of them every week. We go complain every time we can, they spray, we see a few less for a couple weeks, then it gets bad again. When we first moved in they were getting in to the refrigerator because the seals on it were so terrible. We always immediately load the dishwasher and wash the countertops off with clorox wipes. We are neat freaks, they are not a result of our lifestyle.
Taking payments/work orders. From this month on I'm going to have to have them sign for my checks when I bring them in. I've never been late on a rent payment in 6 years of living in apartments. I brought in my check on the first and gave it to Leslie (I had already started taking names since I'd heard about the problem). Sure enough, a few days later I get a notice that I owe $45. I called and yelled until they removed the charge, but that sort of thing should not happen. As far as work orders go, I was getting ready to leave for a few days on vacation when my stove made a large popping sound and had basically had an electrical fire. Large scorch mark by the outlet and everything. I stopped by the clubhouse on the way out of town and told them I had just had an electrical fire. The work order for what I would consider an emergency work order didn't get entered. I told them again when I got back and saw that they had done nothing. Nobody came by and nothing got done. I complained again and a maint. guy came and looked at it, but did nothing. Finally in my yelling spree about the late fee I told them I expected the stove to be replaced, and they did, a couple days later than they said they would.
Courtesy of other residents. I've not had the problems with music blaring at 5AM. The people around me are quiet from 9PM - 9AM during the week and 10PM - 10AM during the weekend. Very nice. But whoever said the people living here should be decent human beings and get out of their car to knock on doors instead of honking in the morning got it right. Every Saturday and Sunday at 6:30 in the morning some nurse gets picked up to go to work with a honk. It seems to be the way things are done here.
Appliances are old and poorly taken care of. If you complain enough they will eventually replace them, but as I said, took 3 months of sparking electrical fires to get the stove replaced. Took a few weeks of complaining about roaches in the fridge to get it replaced.
Linoleum was placed on top of old linoleum (on top of old linoleum...) and is peeling up, giving those roaches a perfect place to crawl around.
Fixtures aren't very secure in wall, light-switches aren't wired to anything.
Air conditioner was worked on 3 times before a good maint. guy came and replaced a broken part. In the mean time my electric bill was insanely high because it would just stop cooling and be on all the time.
Overall:
I've lived in a lot of apartments in Kansas City. I've lived in some pretty nice ones and some pretty bad ones, and it takes a lot to complain about a place. This is the only one that I regret ever living in. Please don't do what I did and think that only people that have bad experiences come to this site. I'd be glad to share more pictures and/or stories.
Edit 10/29/2008 : 6 months in, dropping rating lower as noise has increased and the staff response to my ongoing roach problem has left much to be desired. BuLYzGcKAVo8MQPlcXJq

I give these reviews a chance as well. BUT. We saw the apartment "model" and left running!!! I am so sorry!!! The leasing agent said that it still "smelled like the bug man" and they needed to let it air out... Wow. the patio had a huge crack that my kid would have gotten lost in, and the "storage area" had no door... and this is your model??? OMG Seriously WTFever

Just an update. Still finding roaches. Still cleaning daily. We've been awakened twice by a roach crawling over us in bed.
Please, in the spirit of the upcoming election, vote with your dollars and don't give them to an apartment complex that operates like this. Doing so is the only way things will change. I know it was the cheapest I could find, but trust me -- not worth it.

As previously stated in another review, Orkin is now handling the pest control at the Lodge and we are receiving few if no requests for pest control weekly. The New maintenance staff is doing a Super Job turning units and completing service requests. Our goal is to provide a clean, well maintained, friendly environment for all of our residents.
