I wish I would have known about this site before we moved to Meadowlark Hill.
Like many others, we were lured in by the "free utilities" proposition, not realizing we wouldn't have control of the temp. of our home, or many of the other problems.
Cooling is my #1 complaint. You don't control the heat and air of your own unit. You are at the mercy of the complex when they decide to switch from heat to air. The a/c is often down. When it is working, it doesn't sufficiently cool the upstairs (during the summer, 95 degrees when not working 85 when it is) and blowing around air that hot with fans doesn't cool the place down.
Noise is my #2 complaint. There must be some people who don't have jobs or maybe they're on meth because they are up at all hours of the night carrying on, yelling, racing through parking lot with their stereos blaring, or hosting under age drinking parties. Urinating off the balcony on to the patio below and vomiting and urinating in the court yard were one group of college guy's favorite activity. Our movers said it smelled like an outhouse in the courtyard.
Then there are the unsupervised children, screaming, carrying on and playing in the parking lot damaging cars.
We had carpenter ants and termites. Nothing was done by the complex. It's cheaper to replace a termite-damaged fence than to treat the problem.
9 months before leaving, we put in a maintenance request which was never addressed. We made several inquries regarding this request. They were still "checking on it".
We payed for carport parking and came home from to find others parking in the space we pay for. Nothing was done when we called to complain.
There are a list or rules and regulations handed out to the tenants in the lease, however, NONE of these rules are enforced. Why even bother making them'
When we moved out, we were told to make an appointment for a walk through, which we did. When we arrived at the scheduled time, we were told to "leave the keys" they were too busy to keep the appointment and they would have to do it when they got time. We said, "No way!" and we would be back. We came back 3 times on 2 different days and some how they were still too busy to do a walk through. We were forced to leave the keys because the lease would expire that day. Do you smell something fishy about this arrangement' We sure did! When we came back at a later time to check on their unaccompanied walk through, naturally they found things wrong--one was an ordinary wear and tear issue, which legally, we should not be charged for, and the other was from damage from a prior tenant which they conveniently don't have record of. We are waiting to see what we actually get back of the deposit before taking legal action.
UPDATE: We did get our full deposit back, although it got lost in the mail and I had to go over in person to pick up a replacement check. The comment was made that most people don't get their full deposit back. Maybe it is the calibur of tenant they are leasing to' We left the place in better condition and cleaner than when we moved in so we planned to go to small claims if we didn't get the deposit back in full.
