I moved here a little over 2 years ago. When I moved in, the dishwasher didn't work (they didn't catch that on the inspection before I moved in), & it took 5 weeks to get it replaced, but I have had no maintenance problems since except the A/C. The biggest issue is, while yes, they do pay utilities, their idea of A/C is a swamp cooler that never seems to get my apt below 80-85 degrees in the summer time. When I called to complain about the A/C, I was told to just turn down the thermostat some more. Well, even with it set at 50, the temp in here was 80-85. Parking is an issue, especially on weekends. I know which cars belong to my neighbors, & often on weekends, the parking lot is filled with cars that don't belong here. The lease states that if you have people overnight who don't live here, to have them park on the street or in front of the clubhouse, but that never happens. When I called management to complain about that, they recommended that I spend an extra $25 a month on a carport. How about giving the residents who live here parking stickers & towing off the cars that don't have stickers after a certain time, like say 10pm to 6am. The insulation between floors is thin, I can hear the upstairs tenents if they get loud, but that seems to be an issue in any apt. Buy a house if you want total peace & quiet. As for security, I've never felt unsafe walking around at night, but I am also a large male, & I don't get hassled much of anywhere. Never has my car been damaged or broken into either. While its true that management doesn't seem to do much about rowdy tenents, in all fairness, Overland Park PD will respond pretty quickly to complaints, & much more effectively. They can put people in jail, not just send warning letters about evictions. Plus, criminal elements are more worried about the police showing up all the time than they are about apt managers. The apt I moved into wasn't perfect when I moved in, obviously its a older apt complex, but it wasn't terrible either. It was at least clean. As for bugs, there are a few on occasion, seems to depend on who the other tenents are in the building. No matter how clean you are, if your neighbors aren't clean, you will have bugs. But roach baits from the store seem to help alot with that issue. The grounds aren't fancy, but they keep the grass mowed & the trash picked up. The bigest issue with groundskeeping is that they don't really plow & sand/salt their parking lots when it snows & my car has gotten stuck a few times if I didn't remember to move it to the street before the snow came. As for the other complaints on here about people urinating & defecating outside, I have one question: Did you call Overland Park PD' They won't automatically arrest someone just because you call them, but if they get enough complaints about a certain apt, they will start coming around & watching that particular area, & having police drive through on a regular basis is a pretty good way to keep the miscreants quiet. It also makes them move if they feel they are under constant police surveillance. People engaging in criminal activities don't like having the cops snooping around. Other than that, my 1 bedroom apt has a walk-in closet, almost unheard of for a 1 br in this price range. The carpet was new when I moved in. The apt is decent sized for what I pay for it. Its not huge, but not tiny either. The kitchen is tiny, but its fine for 1 or 2 people. The washer & dryer in the basement are attrocious, so I recommend you go to a laundrymat for that. Overall, as the saying goes, you get what you pay for. Its not the greatest apt in JoCo, but for the price, it isn't bad if you are willing to deal with the issues. lGjq8RUBjvsZjkb5ueji
