This is Bella Palazzo now- The BEST place in Overland Park, Kansas!

I lived here for two years. I will go point by point and tell you why this poster has no idea what he/she is talking about. Bella Palazzo (formerly Plaza Gardens) is the best place I've ever lived.

1. Office employees SUCK! the are imcompentent and rude.

Who are you talking about' Both Terry's and Rosan are really nice. Even Scott, the maintenance guy is nice.

2. Parking suck. Even if you have a garage which I do. Neighbors blocked my driveway, and put foil on my lights over the garage, then turned the apartment over to her son who continued the behavior and the apartment DID NOTHING.

There is plenty of parking. They even have some spots allocated for guests. Unless you have more than 2 cars, you shouldn't have any problem finding a close spot.

3. You have to replace light bulbs every month.

Or you can just buy CFL's like we did. Saves money on your electric bill anyway!

4. Buy drano with your weekly shopping you'll need it.

Never had a problem with this... no wait, we did once. Called maintenance, and Scott fixed it within 24 hours. They will fix clogged drains, duh!

5. No fire extinguishers.

Yeah, I agree with that one... probably better to have those in each unit.

6. Cheaply painted.

Paint looks very nice. Italian-style yellow, beige and accents with stone and brick.

7. They have never sprayed in or outside since I've been here.

Again, if you have bugs in your apartment, CALL MAINTENANCE. They sprayed the same day we told them about a bug problem.

8. The spreed bumps will bottom out your car.

The speed bumps used to be really excessive. Now they are smaller and there are only a few of them. It's safer that way. There are lots of small kids in the complex, so why you'd need to speed through residential roads at more than 20 mph is beyond me.

9. If you have children they cant play in the grass because there is dog poops EVERYWHERE.

Not really everywhere, but there are a few residents who are annoying about this and they don't pick up after their dogs. Usually, though, it's fine. Besides, the grounds on this complex are really nice (creeks, trees, play areas, grassy areas)--much larger and greener than other nearby places.

10. Refrigerator horrible. It's has gone out 4 times and ruined all the food and they replace little parts or pull one from another unit.

Never had a problem with the fridge. Ice maker needed a new flap once, though. Called maintenance, fixed within 24 hours.

11. The free movie is really not free. You have to pay a $1 at the theater.

True... The pass they give you is for 6 months of $1 movies. But COME ON! Where else can you see brand new movies in a nice stadium-style theatre (at ANY Dickenson theatre in the country!) for $1 per person''''''

12. You can not wash cloths and cook at the same time, your circuit will shut off. They take their time about responding.

Not true. We ran the washer, dryer, dishwasher, and range all at the same time dozens of times over the years we spent there. No problems.

13. Our airconditioning unit went out @ 5:59pm and they didn't come fix it until 10am the next morning. Maintenance said he fell asleep in the office.

Never had a problem with this, either.

14. Dirt for grass except by the office with no underground sprinklers.

All the grass is green. There is no dirt. What are you talking about''

15. Poles in closets fall down all the time.

You mean the racks for the clothes' CALL MAINTENANCE so they can put in a new one. Ours never fell down over the two years we were there, but if they did, I'm sure they'd take care of it!!

16. Huge weeds they call trees.

This is a joke. You're complaining that the trees aren't up to your expectations' The trees are well-maintained, and they look great.

17. Garage won't open with remote sometimes. Exposed wires hanging everywhere in the garage.

Can't comment on this one. We didn't have a garage.

18. The cable provided does not have many channels so you have to sign a year contract with time warner to add more and your bill is almost $200.

The free cable is time warner's basic service. It has about 70 channels. If you really expect to get more than 70 channels for FREE, then yes, you would have to sign with time warner for a digital box, etc. Here's what we did: used the free time warner cable, got AT&T basic phone and DSL for about $42 per month, and got Blockbuster Online for $18/month and had movies mailed to us and exchanged them in the store for free rentals. Hmmm, let's see, my way cost around $60 bucks, your way cost $200... Foolish.

19. The work out and tanning room smells bad.

Hahaha, have you been to a YMCA before' What does it smell like where people are working out' LOL... Actually, I think the work out room smells fine, and I used it three times per week, so... maybe you were smelling me! J/K....

20. They will say this is a 5 star complex and raise the rent $75 each year. You do not get any specials for new move in when you resign lease. (the last owners did)

Never had my rent raised in two years. In fact, they offered to replace the carpet as needed if we wanted to resign. Also since the economy was bad, they were even offering a slightly LOWER rent. Move in specials are usuall available, too. JUST ASK one of the Terry's or Rosan!


BOTTOM LINE: Don't read bad reviews and let that make your decision. Go visit the models and talk to the staff members I mentioned. You'll love it. We did, and honestly, we'll miss our apartment. Best wishes in your apartment search! - Mike
