Take the Good with the Bad

I lived at Pointe Royal for almost 3 years. This complex is a rather large complex with a very diverse population of residents. In the three years of residing in PR, I have compiled a list of the Pro's and Con's.
Pros:
1. Great activities-They have a pool party each year along with a trip that goes to the Royals game. They are more for the younger crowd as most of these activities involve heavy drinking and rowdiness.
2. They take great care of the lawn and property surroundings.
3. Great parking all over the facility.
4. If you like to have a great time at the pool, this is probably the best pool in Johnson county. The largest pool is where most of the younger crowd hangs out while the smaller pool is more focused on family fun.
5. The staff is willing to work with you on most financial problems as long as you are a good tenant and are on time with your rent.
6. Very pet friendly. They keep dog treats in the office for your furry friends.
Con's:
1. PR makes you pay for water. This is not so bad but it is figured as a community so you see your bill go up in the summer months when they are watering the lawn, filling the pools and utilizing the fountains out front.
2. PR takes advantage of those who would like to stay in the community but need to move to either a two bedroom from a one bedroom or vice versa. They made me pay a pet deposit of $300 with each move (three to be exact) and then only gave me back half of that. They also charged me concessions out the wazzoo when I had to make an emergency move from a two bedroom to a one bedroom. There were no deals cut on this. This is how they take advantage of people who are in sticky situations.
3. When moving out, PR charges you for every little thing wrong with the apartment. It may be cleaner when you move out than when you move in but that does not matter to them. When moving out for the last time, I was charged for carpet that was AT LEAST 3 tenants old. They took both the $150 deposit plus the $300 pet deposit and then charged me $500 plus dollars on top of that to replace the carpet.
4. When they want something from you, it needs to be at that exact moment (Money to cover damages), when you need something from them as far as documentation is concerned, you will be waiting awhile.
5. The layout of the apartment, although seems big when you are in them, is not all that functional.
6. Bills are outrageous in the summer and winter!! These townhouses are not very well insulated (there is a big hole in the extra room upstairs in the ceiling that a lot of air escapes through)
7. Most apartments cut deals with their good tenants like breaks in rent from year to year or re-lease specials. PR raises the rent of people who have been with them just like they would a person that is new. You would think that if you wanted to keep great tenants that you would do more for them than host a party in the summer with free food.
