HORRIBLE!!! Sky high heating and cooling and still never comfortable, due to fireplace flue, gaps near doors, and single pane windows. We moved out the month they filled the pool, so our last water bill reflected a HUGE jump. We paid to help fill the pool and didn't even get to use it since they filled it in May.
They do not enforce their pet rules. Dog poop was everywhere, dogs were chained up to patio fences and left outside unattended.
Maintenance awful. Reported stove being 100 degrees over set temp in July, never did fix it and we moved out in May. Horrible pest problem, we finally sprayed our apartment ourselves.
Parking was OK when we first moved in, but that was because not all the homes were rented. When we left you had to park far away from your door. And there were no covered reserved spots near our area. We would of gladly paid for it.
They do NOT screen people well at all. Our neighbors used the guys sister to get them in. They fought almost nightly, loud enough to wake us up out of a dead sleep. We called the police and reported them to the office multiple times. Nothing was ever done. They were still there when we left.
If you want to live next to trash and deal with high utilities etc, gladly move in. Otherwise I would avoid this place.

I find it odd that you feel this way about Pointe Royal. My living experience was wonderful. The staff was friendly and if I had a problem they would fix it immediately. I think that most people would agree with me that Pointe Royal is one of the nicest and affordable communities in Overland Park.

Either you are easy to please or just don't care but this place is a hell hole. Inside and out, nothing is nice. The idiots they have running it are just as bad. Read on in these reviews, they bad certainly out weigh the good by a long shot.
