I have lived at Point Royal for about 2 years now. When I first moved in I had issues with the conditions of my carpets, stained linoleum and appliances. Within a week I had a new stove, cleaned carpets and new linoleum. As a single female, I can't say enough about how prompt and helpful the Pointe Royal Maintenance staff are. The landscaping is always well taken care of, love my valet trash pick-ups, the new renovations make the place sparkle. My neighbors are friendly and my unit is quite. I like the variety of units to choose from and their friendly pet policy was a big motivation when I first moved in with a 55lb lab. I just love coming home to my townhome at Pointe Royal. I have never had issues with crime, as I know the complex is patrolled regularly. I love the convenience to the hospital, police/fire stations, shopping and restaurants. Their office staff is also very friendly and eager to help. Until I decide to buy a house, I can't think of another place I want to live and call home.

The property is currently being upgraded. Exterior painting, carport roof repairs, patio railing repairs. The paint looks nice. Renovations to the clubhouse and fitness facility are also in progress to be completed within 45 days. Management cannot (or does not) enforce tenants picking up after their dogs. It would probably help if Pointe Royal provided "poop stations" with plastic bags and trashcans throughout the property. I know "management" is reading these reviews/ratings so HOW ABOUT ADVOCATING ON BEHALF OF THE TENANTS FOR NEW APPLIANCES? I'M SPECIFICALLY WRITING THIS TO MICHELLE - BUSINESS MANAGER @ POINTE ROYAL. NOT ONLY WOULD IT ATTRACT MORE TENANTS, IT WOULD ASSIST WITH "ENERGY EFFICIENCY" THUS DECREASING OUR HEATING/COOLING BILLS.*****ENERGY EFFICIENT REFRIGERATORS, WASHERS & DRYERS!***** GET WITH THE MILLENIUM POINTE ROYAL! There have been recent break-ins but you should ask yourself, would someone break into your home not knowing what's inside? Would someone break into your car unless you left valuables in plain sight? WAKE UP PEOPLE! Break-ins have nothing to do with the property - it has everything to do with how you protect yourself. I recently moved into Pointe Royal (2 bedroom, 2 bathroom floorplan), but haven't lived here long enough to write a proper review. I looked for 2 months and settled here, primarily due to the location - very close to my job and close to restaurants, entertainment and shopping. Also, with proper documentation, you can break your lease without penalty. I'll also be insulating all windows and patio door in an effort to keep my heating bill reasonable.

Just a side note and speaking from experience, you CAN NOT break your lease even without documentation. I had police reports and other items as documentation and they still charged me an arm and a leg to move to a different townhouse STILL ON PROPERTY!

Well then you must have missed the note that they sent out regarding the break ins we have had.

No, I got the note, but have not had any incidents myself. Break-ins happen everywhere and if you are worried about it then protect yourself.

FYI they are going to be putting in new appliances in some units. But then your rent will increase. Makes sense, a business does not spend money if they cannot get the money back somehow. You seriously think any place would give you $4000 in new appliances and not increase your rent?
