Even the former mgr called it a hellhole

Parking - We had carports included, but overall parking is a nightmare. Even with more and more red-painted curbs, people will park anywhere but the grass. It is an absolute fire hazard when there are cars lining both sides of a narrow drive. There have been many times when people (usually guests who supposedly "don't know") have parked in our reserved spots, and the answering service after hours is patchy at getting those issues resolved. A drive through the property most early mornings reveals the need for a better solution - you go past carports that are almost empty, yet can hardly get through the cars parked along curbs due to poorly located open spots. Supply and demand, folks!

Maintenance - It's hard to keep track of them with ownership changing so often. I do wish they'd be more careful not to track in mud. In our new apartment, the guy removes his shoes every single time he comes in.

Construction - We switched buildings, hoping a "newer" one wouldn't be falling apart so badly. Then a chain smoker moves in downstairs, and we breathe in every puff because the ventilation is so poorly sealed. Management refused to do anything other than ask the guy to smoke outside. The place is simply falling apart, and Resource Residential (only the latest in the string of post-AMLI owners) is doing little about it.

Noise - You can hear coughing, moderately loud TV or music, and most animated conversations through the walls/ floors. It's a fairly quiet neighborhood, though, so noise beyond the neighbors isn't a problem.

Grounds - Has really gone downhill since AMLI owned. They take very good care of the lawn along Quivira where potential residents drive by the most, but forget about it anywhere else. I haven't even bothered going to the pools for years, they are so nasty.

Safety - Lights are burned out everywhere, and nobody seems in much of a hurry to check or fix them. In summer '08 we found an emptied beer-can box on the hood of our car and I had to park over someone's vomit in my carport spot. The saving grace is that, again, it's located in a quiet, peaceful neighborhood, and there is great access to OP's walk/bike trails.

Office Staff - Don't get me started! The only one who's not incompetent is patronizing (calls you "honey" etc. likes she's your mom). The issue with the ventilation really brought everything to a head. It took a call to their corporate office for the community manager to find time to call me - after I had already talked with a lawyer. They are very slow to return calls, we've gotten multiple false eviction notices when per our lease rent wasn't even late, they gave us the wrong apartment's move-out paperwork, and on the day of our scheduled final walkthrough, the assistant manager was "too busy" to do it when we came - instead she wanted us to let her do the walkthrough in our absence and let us know what any charges would be!

Bottom line - unless you're a JCCC student, avoid this place if at all possible. I would love to live in the houses nearby, but I could not wait to get out of these apartments.
