i recently viewed these apartments the area it kinda run down and the apartment the exspect you to move into is nothing like the model u are shown the first apt. they tried to sucker me into was a nightmare (blood red carpets teal counters) and then tried to pass off an apt that smelled like an ash try (nomal carpets but still teal counters) i hope that the manegment has updated thier buildings and remodled for the sake of future renters

Riviera Court is under recent new management and ownership.
The first reviewer providing a very peculiar review apparently still sought to rent there, at least per their own statements, despite objectionable red carpets, and what they assess as a "rundown area", which is hardly the case. It's true: Old Management was fired at that time, due to many violations of otherwise appropriate property management procedures. Subsequent management by WCW Property Management also fired after only several months of severe property management neglect, and totally inept accounting procedures, costing the Owners many thousands of dollars.
Nearly all apartments are recently refurbished! Many have newly refurbished kitchens with tiled countertops and backsplash; new stainless steel deep dbl-basin sink and new faucet and new disposal, and many have new appliances. Living Rooms and Dining Rooms with newly added wainscoting, and/or crown molding; and ground level units with refinished hardwood floors. All have new lighting fixures, most bedrooms with new C-fans w/remote control.
NOTE: That first review was written several years ago, by a person who resided there in years 2004 thru 2005! Many improvements and upgrades have occurred since that time. It's an old review, totally off-base, and has nothing to do with today's many refurbished units, in a CLASS A building, in a great section of Overland Park, and within close walking distance of buslines/bus-stops via main artery of Metcalf. The Metcalf Corridor city redevelopment projects are now underway with many improvements serving Overland Park. Please see newest pics by going to: RentKCHomes.com, or Craigslist ads. Balconies now have privacy screens installed. New large three-tier fountain installed. New Tiffany style lights installed in most apartments. Storage in three large basements. Coin-op stainless steel commercial grade laundry machines; with new pair washer and dryer added. The exterior was recently painted, with new bold and beautiful color scheme receiving many compliments. The driveway was treated recently, with new striping. Trees have recently been neatly trimmed. Yardening is performed weekly; and all hallways receive cleaning service each week. Most apartments are now newly upgraded, with nearly all having individuality providing different color schemes, different lighting fixtures in each apartment, unique stylish tiled countertops and backsplash, and new carpeting. By the way, rental rates are greatly increased since year 2004, too, with no vacancies since refurbishment's completed. All apartments are spacious single-level, which are easier to heat and cool.
Each bedroom has additional highly energy-efficient electrical heating panel which provide tenant's option to significantly reduce winter's heating costs.
