EDIT: Wanted to note that I said management was rude when Carpeit took over. This was true but in the last few months when I've talked to the apartment management they have been really nice and it seems they have all new people in over the last year or so.

Lived here for five years. First two were fine. Ever since Carpeit took over in my third year there the place went down hill. Mainly the rude office people and secondly the HEAT.
The office people when Carpeit first took over was very very rude and non customer service like. The first couple months there they had a habit of loosing my check in the mail from my online banking and we'd get a notice that we didn't pay rent and we were owed a $100 rediculously high fee. I went to discuss it with them and they were get were rude and snaughty telling me I needed to be more responsible and I wouldn't get the late fee. My bank ended up sending them certified letter that they mailed the check. There was another time and I'm sorry I forget the details but I wanted to discuss something about resigning my lease and the woman was just so arrogant and wouldn't let me finish my sentence until I just got so upset I went off on how crappy the management has been ever since Carpeit took over so she had to tell me to leave. I really wish I would of found a place soon enough to leave then.
Maintenance has been very slow. Right before Carpeit took over we called and stated that the roof was leaking in a few places so the mainteance then looked at it and had some people come out who had claimed to had a roofer out and then someone painted over it. However it started leaking again. I believe it got lost in the change in management however we told Carpeit maintenance and the office staff more than a few times and they haven't once attempted to fix it. I will upload a picture.
Walls are extremely thin and my roommate couldn't listen to music or play computer games on very minimal volume levels unless he used headphones. The police were even called one time and it was a joke because you couldn't even hear the music in the living room of the apartment yet they could hear it through the walls. So if you like your music definetly don't live in this place.
Lawn care is done around 9am so if you like to wake up late this will be an issue. Sprinklers throughout the complex spray around 10pm so if you go out at night you best time the sprinkler system just right.
Snow removal dumps snow in big drifts so you can't back out unless you shovel it yourself. Them shoveling the stairs is hit and miss.
For the last couple summers it has gotten extremely hot in my bedroom. Last summer when it started we would have to set the thermostat to 60 just to keep it around 78 in the frontroom. My bedroom would constantly be over 80. They were out a number of times and at one point I was told what can you expect when the temperature is 95 outside. I'm sorry but I'm paying decent rent to live comfortably and I know for a fact that decent AC will keep a place cool regardless of the heat in Kansas.
Then came the first few warm days of 2009. I know we haven't had many of them yet but the first few we had back in Feb we noticed our AC didn't put out any cold air. We called and let them know. A few weeks later and they haven't come yet and we are having warming weather again. We called a number of times to have them come by. Well one day it got up to 85 and the apartment was 83 per the thermostat. In my room my a thermometer I bought to tell temp in the room showed it was 90. So we called that day as an emergency and still no one.
Then a couple days later it was cold again and the heat wasn't on cause it was hot the day before so my roommate turned on heat and didn't notice it get any warmer for a couple hours so he called emergency maintenance and they finally came because of that. The heat actually did work but I told them about the AC issue. And they said well it's cold so it's not an issue. I told them it was 90 in my room the day before and that we had said it needs to be fixed weeeks ago. And I was told well it's been cold out and we are the only one's complaining.
That was the day I decided I'm done renting. I was very close to doing it the year before but didn't find a place soon enough. This time it took me three weeks to buy a house and now just waiting for closing date and my lease to be up.

I dont know who you are; however after reading this review I must say you are dead on the money with your experiences with Signature Place apartments and staff. Blessedly I cant relate with you on the AC and Leakage issues you were having in your apartment (I'm sorry you had to deal with that) However, I had my first run in with the front office staff concerning my rent check. I had gone out of town and flew back in just in time to pay rent before the end of grace period, which was on the 5th of this month(June 2009). I usually drop rent off with a front office rep so that I can get a signed copy or receipt showing proof of pymt. However, the office was already closed (6:30-7pm) So i dropped rent off in the night drop slot. On Monday, 06-08-09, I come home to find a letter on my door stating that they cant take a check after the 5th and that I would need to get either a money order or cashier check and that there is an additinal fee that had to be paid of $100.00. I dont understand that...The office personnel drops the ball and I have to be inconvienced due to their failures to do their job. I call to speak with a front office staff member and get told that their system wont allow them to post a check after the 5th that i would need to get a money order and that they will waive the fee "this time" since I'm not the only resident complaining about this issue...("this time"? as if it's my fault and they're doing me a favor) - I have also had an experience with the sprinklers- Came home alil after 11pm and the sprinklers were on and I thought I would be able to avoid getting showered but there was no way to avoid those suckers. I went to bend down over one and it got me right in the face- then right at my door front was another spraying sprinkler but I was able to hop scotch over it to keep from messing up my shoes. Oh and lets not forget about the early morning lawn crew. Today, like many other days- I really wanted to sleep in...I pulled a double shift and had just layed down, maybe 3-4 hours and I'll be a monkey's uncle if they werent out there moen away at 7:30-8am. Yeah, I'm happy that you were able to get into a home where you could enjoy and appreciate where your hard earned money is going.

When do you expect them to mow the lawn? Late at night? Those people work typical morning shifts. If your office is open at 6:30 AM, the crew probably checks in with them, and then starts their day early to beat the heat. Also, I used to work in apartment complexes back in college (in Lawrence). I don't find it ridiculous that they charged you the $100 late fee. If you drop off the check after closing time (7PM) on the 5th day of the grace period, it is late. Just like if you try to pay a credit card after the time when they are allowed to post on the same day, the credit card company considers that late as well. Sprinkler issue, why would you want to bend down over a sprinker? That doesn't make any sense.

How about mowing the lawn at a decent time instead of 9:00 AM and even earlier. I have had the same issue with them losing a rent check, of course they waived the fee, but acted as if it was my fault even though I could easily prove that it wasn't. The capreit office staff have been a total nightmare to deal with. Rent somewhere else.
