Happy with apartment

A few months ago I signed my third lease with Skyler Ridge, and I have been fairly happy with the overall service and living conditions. If you are reading this review, I assume it is because you are considering this complex, and there are a few things you might wish to know:
1) I have read some of the other reviews that have been posted, and I agree that the office staff can be cold and distant. However, even though they are cold, they have never been inappropriately rude, and I have never had them completely ignore a request. I have had to call multiple times for maintenance issues, but it has never taken them more than 72 hours to fix something. If you do move here, one tip: NEVER leave a maintenance request on their answering machine, and if you do, follow up in person. For some reason, they seem to lose track of requests left by voice message.
2) Maintenance is fantastic and knowledgeable. I think they have two or three maintenance people, and they all appear to be professional and friendly. At past apartment complexes that I have lived at, I have not had great experiences with the maintenance men. Never once at Sklyer Ridge have the maintenance staff left behind a big mess for me to clean up, or gossiped about other tenants, or sat around in my living room drinking beer from my fridge, or made inappropriate sexual comments about me (all problems I have had at other complexes). Kudos to them!!!
3) When you find out what units are available, ask for a map of the complex and drive by those units. I live by the pool and the office, which is a great location, and thankfully I have never had the rodent issue that other tenants have posted reviews about. However, some of the apartments are located behind the shopping center on the south side of the complex, and there is a small strip of wooded area near them. That is the area where most of the dumpsters seem to be kept, and that might be the area that is having problems with rats. For the record, I have never even had so much as a bug problem in mine. However walk by/drive by the units and see what condition the building is in, where it is located (some of the units overlook a graveyard, and some overlook Metcalf), and also pay attention to the apartments surrounding it. Some of the people here are pretty messy and do keep a lot of things piled on their porches and in their cars. This will give you an idea on the condition of your potential neighbor's apartments, which might also indicate how likely you are to have bug or rodent problems as well.
4) They have multiple pools, but I try to stay away from them. A lot of people who do not live at Skyler Ridge bring their kids in the summer time to swim. It's annoying, they take up our parking spots, they are rude, and they don't clean up after themselves because they don't live at the complex (so they really don't care if trash is left lying around). The pools are supposed to be for tenants only, but there isn't any key card or security system to keep random people out. In the summer time I have had problems finding a spot to park my car. I have mentioned this to the office staff, and it did not appear like they have done anything to combat this issue.
5) The floor plan of my apartment is nice and spacious (I have a 1bdrm, 1bth). The bedroom in my particular floor plan is an awkward shape, which makes it seem pretty small. However, I spend most of my time in my living room and kitchen, so the small bedroom doesn't bother me much. The kitchen is exceptionally large and it has a HUGE walk-in pantry. Also, my bedroom closet is absolutely gigantic.
6) Once you pass your one year, they will ask you to resign a new lease, and they give two options. The first option is another one year contract where you have to pay a penalty if you leave early. The second option is a one year contract, but you can leave at any time without a penalty as long as you give just 60 days notice (and it is only 20-30 dollars more a month for the breakable contract). I have never had a complex offer this option before. Most places will let you do a month to month, but it can be exceedingly expensive, so this is a nice option.
Certainly for the Overland Park area, there are nicer places with more amenities if you want to spend more money. However for the price and the location, it is a fantastic deal. Everything is within walking distance, including Price Chopper, Walmart, bars, Hobby Lobby, plenty of fast food, quite a few restaurants, a large liquor store, etc. Even Target is within walking distance if you are feeling a little energetic. Overall I would recommend it, just be cautious on which unit you agree to take.
