Integrity Issues

I moved into the complex before it was completed. I was actually one of the first people to move into my building. At that time everything was great. As the complex began to fill up there were issues with parking. I lived in building 4 which is right across the street from the pool. In the summer there was no parking at my building. The lot was filled with people at the pool. Management sent out letters requesting that residents walk to the pool or park at the club house.

They assured those of us in building 4 that if we were not able to park in our lot that they would check the lot and have the cars belong to residents in other buildings moved. Very nice sentiment - but they never followed through. I can not tell you the number of times that I had to park at the club house and walk to my apartment.

When it came time for me to move out there was a stain on my carpet in the corner of my living room. I stained the carpet - it was my fault. Actually it was my pet, but still my fault. I was prepared to pay the patch fee that is listed on my lease agreement and surrender my pet deposit. Stone Post stated in my damage report that because of the "small" stain in the living room they would "need to recarpet the entire apartment."

I tried to work with the manager of the complex at the time, Carmen, who stated that the original carpet had been discontinued and in order for them to bring the apartment to cosmetic standards they would have to recarpet the entire thing. I called the carpet company, I spoke with the installer, who agreed that the carpet could have been fixed with a patch, cosmetically the patch would not be a perfect match and that was why they recarpeted the entire unit. Again I understood - you can not have a patch of carpet that does not match.

What I did not understand is when they presented me with a bill for nearly an entire month's rent - for new carpet in the entire apartment - on top of them keeping my security and pet deposits. I had expected that since the stain was my fault that I would surrender my pet deposit, maybe part of my security deposit, and that they would be used to repair the carpet in that room, and that the remaining balance would be held by the apartment complex since the decision to recarpet the hallway and the bedroom was their decision.

After all - isn't that the purpose of a pet deposit and a security deposit - to cover any damage caused by the pet and to the apartment'

I offered to pay them a prorated amount based on the square footage of the living room - which is much larger than the bedroom and hallway. Again I thought this was a fair resolution. I had damaged the carpet in one room and should pay for the carpet in one room.

I felt the ethical thing for the complex to do, since the discontinuation of the carpet was a situation outside of my and their control, would be to share the cost of recarpeting the unit. After all had it not been for the stain they would not have had to recarpet the unit, but they made the decision to recarpet the entire unit.

After two months of arguing with the complex, calls to the Price Management Corporate Office, and their inability to present me with a bill for the carpet replacement I was able to reach an agreement with the complex.

It is true that the leasing agents treat you like royalty when you look, when you sign your lease, and pretty much throughout the term of your lease, but when you provide them with your notice, then they treat you like you are no longer royalty. You have to argue about the definition of wear and tear (The front door swings past the pergo entry and onto the carpet when opened - a minor design flaw, but not the fault of the resident.)

I have questions about the integrity displayed a leasing staff who is not willing to produce a billing statment for repairs, but are willing to bill you for them.

As for staff posting their own comments on the website such as this - again I would have to call their integrity into question. If they would like to post a reply or comment of their own - then they should do so, but do not pretend to be a resident.
