Expensive but so far...worth it

First, one should know that The Highlands and Highpointe Village are one complex. I think one complex might be like 6 months older than the other. So if you want to know more about the "complex" you might search on Highpointe Village under these ratings. Since we live on the "Highlands side" I thought I would put my review here.
First - these apartments are expensive. Having said that - they are expensive for the area and renting in general. There are easily 4-5 complexes within several blocks but these are far superior compared to those. I had certain personal reasons to stay in this general vicinity of Overland Park but wanted a NICE apartment. I hit the jackpot with this complex and I mean that truly. I do not work there nor am I affiliated with the complex in any other way than being a tenant.
Now here are some notes on the complex that can be positive or negative depending on your thoughts:
1. Security gates have worked only about 1/2 the time I've been there - for a week now the front gate has been open
2. These have to be the QUIETEST apartments I've ever lived in and by that I mean, I've only heard my neighbors in the hallway from my living room and maybe once I've heard them close a cabinet door in their apartment (the kitchens are adjacent).
So far - NO loud neighbors, NO loud music, NO disturbances
3. Oh, there is a train nearby so you can hear that every once in a while
4. SKETCHY apartments nearby but this one sets apart from those
5. Near I-35 (this is a plus in my book) but not near enough to hear anything
6. 2 pools - busy on weekends - hardly anyone there during the week - nice sauna and hot tub - closed maybe 1 to 1.5 days after bad storm - perfectly understandable
7. Back to the security gates' You have to go get a guest or give them your code -which sounds fine until you have a pizza delivered - better to not give out the code!! (although I am sure most residents give out the code)
8. 3 Bedroom is huge. 1400 square feet. Note that SOME have fireplaces and some don't
9. Strict pet regulations and strict patio regulations - personally I like this - no fires and small pets (I love pets but I have not heard a peep out of anyones animals) Don't plan to move here if you have a 75 pound doggie or plan to grill out every weekend - no grills aloud - which again, depending on your view = less chance of fire
10. The office personnel are VERY nice - you have to keep on top of things you might ask of them as I'm sure their #1 priority is to LEASE to new people but they're always helpful (so far)
11. Maintenance: only a few maintenance requests and all have been handled immediately (but again with some follow up)- Don't expect anyone to be following up on your every call
12. Parking: I have never ever had a problem parking so far - there are carports and "first come first served parking" and I've been coming and going a LOT in the past month or so and never had a problem and each little building has 8 apartments.
13. Reasonable pet rent/deposit
14. Seem to always be running some kind of "move in" special
Overall very nice amenities - as I'm sure a lot of complexes have. But as far as safety, quiet, comfortable and convenient, I give this place a 4.5 (1/2 point off for needing to follow up with office AND gates being open for high priced community). It may be pricey but nothing else even compares that is in this area. SEk1KnECheF1ATXbXtrZ
