The rent is to high for what you get...they seem to think they can charge rent based upon location, when other complexes in the area are brand new are more comfortable with considerably less issues. The layouts are terrible, the appliances are old and they will not replace them if they don't work unless you really complain and still that took forever. This has been the worst living experience in Johnson County and I have lived in many places. Garbage disposal smells like ass still has not been replaced, dryer did not work when I got here and it took 2 months to get a new one, toliet leaked, roof leaked damaged sofa, mold in first apartment they wanted to move me into because of flooding (which I discovered on the day I was moving in, they had it marked as ready to move in) rotted base boards and discoloration indicated that. The management has had so many excuses that I bet they spend most of there time explaining. They have done very little to compensate me and even acted somewhat angry when I decided to terminate my lease. This is a terrible place to live based upon the money and is somewhat of a slum for Overland Park on 119th. For the money and your trouble you are better off living anywhere else, and I am leaving as soon as possible regardless of termination fees.

Oh yes and you should know don't believe the statement that only people with bad experiences post, I know many people that live here that don't post because they just don't know where to go, are lazy or for whatever reason that hate this place as well. Their lease agreements are traps for your money and they hardly care if you stay or not, this place is terrible and I recommnend looking elsewhere.

I think this is extremely harsh, and being a member of the staff, I know that we have done everything possible to make sure you were happy and have tried to take care of your every wish. Other places may be brand new, but are more expensive or running specials because they need to get full. The age of this complex was known at move in and the idea that things may quit working from time to time, as in any complex should be obvious. No one forced you to choose this complex and the layouts were never an issue until you became dissappointed after a minor roof leak which was taken care of as soon as the call came in and weather permitted. Although water did get on the furniture(leather couch)we offered to have it professionally cleaned. WE tried everything we could on our end, considering that there was no renter's insurance on the furniture. No one was ever angry for the lease termination, as this is the resident's decision. We offered all options and compensated where possible, and your decision to move out changed more than 4 times before you finally decided that in fact you would move, even after telling our office staff that you felt we had done what we could to make you happy but at this point felt like you were having a string of bad luck and would like to move.

Knew the age of the apartment at the time of move in? Yes. Knew the staff took their time making repairs. No. Again...The staff.

How much is the termination fee for 3 lakes? I can't even stand living in this place anymore...I believe it was $800 but I am not entirely sure.
