Villa Monterrey and their parent corporation have a 100% ILLEGAL practice of refusing to return security deposits until long after 45 days. In KS, a security deposit must be returned to the renter within 30 days of the lease's expiration, otherwise the renter may sue the landlord in small claims court for the amount due 1.5x the amount due. After at least 4 phone calls (each time they promised to call me back with the status of the check and never did) and more than 45 days elapsing, I did not have my check. Only when I threatened to take them to court did the check magically appear. The woman I spoke with told me "It always takes more than 30 days." and that I was not the only one with this problem. If this has happened to you, by all means visit the courthouse in Olathe and file a claim against Villa Monterrey! Management is very rude and condescending on the phone.
As far as the apartments go, the townhouses are very spacious. Neighbors are very loud (music blasting to the point of knocking pictures off my wall) and neighborhood children are AWFUL. When I first moved in, I received a notice from management that children had been damaging cars in the parking lot, vandalizing property, etc., which is definitely a regular occurence over which management is apparently powerless. I was harrassed numerous times by my neighbors after complaining about the noise level.
Plumbing is faulty, cockroaches were an on again/off again problem (management will spray, but the roaches always come back), and ants were a problem as well. Windows and walls are very thin and old, so you will hear your neighbors and traffic constantly. Lots of sleepless nights in this place, and really a bad experience overall!! Not recommended. Rent/buy a house for less money and MUCH less aggravation!
