I lived in this community for two years and the prices vary alot depending on what they have open at the time. I noticed that very few people renew their leases and there were moving trucks all over the property OFTEN.
There are other properties in Overland Park that have amenities without charging an arm and a leg. On top of that the office staff is terrible.

I lived at The Villages for 7 months and was very satisfied. We rented while our house was being built so we only needed the apartment for a short time. I never had a problem with the staff and was amazed that they new my name when I walked into the office. I would recommend them to my friends.

I agree even though I do not live there I visited and would love a 2 bed 2 bath with 2 car garage but would settle for a 1 bed with den and garage but the price is a joke. I notice they nickel and dime you. It would cost me $35 for a 7 pound dog and a 14 pound cat that is a joke when I can go down the street to sandstone creek and only pay a $250 fee with no pet rent and no weight limit and get the a similar floor plan. I am not sold on all those "up grades" such as custom 2" blinds, come on who measures their blinds and who really cares if they are 2 inches or 1 inch? The pet deposits are outrageous also $400 deposit for my dog (7 lbs) only $100 refundable and $300 for my cat (14 lbs) only $100 refundable plus $35 a month so on a 12 month lease = $420. I would like to live here but on top of that you get nothing in the rent, you even pay $10 for trash pick up (it is nice they come to your door) I am not lazy and yes I would save $10 to walk a block to a dumpster and get the fresh air! The staff was nice but over excited about the apartments but I guess you have to believe in the product you???re selling but acting OCD over it is a bit extreme. All in all nice apartment but the fee's are crazy and it would be nice if the management would evaluate the prices and or the fees. I would be sold for paying $799 for a 1 bed with den and garage but after the fees why not get a townhouse elsewhere. I drove back one night to see how parking was and it is bad there are really no single spaces and I drive a small car I had to be careful driving through the complex because of the cars parked on the curb.
