NOT worth the price

Used to be a very nice place when owned and managed by JC Nichols. However, subsequent changes in ownership/management have resulted in the property's severe decline.
Units are outdated (appliances, fixtures, etc.), buildings need repairs and landscaping is shoddy in comparison to years past. Noise is a problem, even with quiet neighbors. The floors of second-story units are very creaky, so be prepared to hear every step your neighbors take. Walls are thin so you also hear cabinet/closet doors being opened and closed, barking dogs, ringing phones, etc. Parking is ample and carports may be leased for an additional monthly fee, but choose your carport carefully as many of them are filled with potholes that are never repaired. Also, get the assignment in writing as Management can't seem to keep track of which units are available and, therefore, sometimes overbook them. The only amenity is a small pool that doesn't receive adequate upkeep.
Maintenance is mediocre, but in their defense, could probably do decent work if Management would invest in repairs, better materials, etc., but everything is done as cheaply as possible, if it is done at all.
The office staff is vapid unless you're a prospective new resident, in which case you'll get the royal treatment and a dog and pony show about how great the place is. But don't be taken because once you sign the lease, you're just another check each month and any concerns you have will be met with indifference.
Rates are among the highest in Johnson County unless you get a special deal, which many people have. Some residents are literally paying HUNDREDS of dollars a month less than others, but Management doesn't care about their blatant lack of ethics as long as the units are filled and their quota is met. And don't be too excited even if you get a special deal because when the special rate expires, yearly increases are significant.
Overall, this place has gone (and continues to go) downhill. It's past it's prime and will only get worse. Look elsewhere. You'll be glad you did.
