In answer to the reviews I read here:

It's hard to know why people write what they write online. It's a pretty large complex, so unless there were a large number of comments that were negative, I'd take them with a grain of salt. There are bound to be people now and then who have a bad experience and want to strike back at the place, regardless of what the reality was. Having worked in customer service for years, I know that some people have a skewed vision of reality, believing they have been treated poorly, when in fact they have been treated with grace despite being rude and obnoxious. I don't know the people who posted here and cannot say they fall into that category, but I do remind readers that people are more likely to come write a bad review than to come write a good one. A few bad experiences in a huge complex does not mean that is typical.

I haven't found the utilities to be outrageous, but I'll be honest in saying that I lived in a large old house where utility bills were truly huge before this, so I don't have much else to compare it to. They seem reasonable to me.

I had a late payment once, and the notice wasn't exactly friendly, but I would guess it is pretty standard. I would imagine that the .95 story was probably a case of a computer automatically generating notices, and then the tenant taking offense instead of making a phone call and laughing about it with the agent. I have not had any problems with bugs in the apartment. When I first moved in we saw a couple, but they sprayed the complex a few weeks later, and I haven't seen anything except flies and moths we've let in since then. At night in the summer I've seen quite a few of those waterbugs that are ugly but harmless, but again, that was outside, never in the apartment. I'm on the second floor, perhaps that makes a difference, but I really have not had any problem with bugs and I've been here a year and a half. As far as trash goes, the complex doesn't have trash laying around. I personally wouldn't be thrilled to have an apartment right by the dumpsters, but I'd feel that way anywhere, and you have control over taking an apartment close to one.

I am not aware of any violence since I've been here. I've heard police sirens driving into the complex once since I've been here; I don't know what the incident was. People in the apartments seem pretty nice. People walk their dogs and say hello. My daughters have really gotten to know some of the neighbors. I'm away a lot with overtime and a second job, and I have no concern for their safety. And this is Roeland Park, where the police are bored to death and have nothing much to do but pull people for things like having a license plate light out. If it were a violent area, they wouldn't have time for that, lol. There are some Spanish-speaking families in the area, so you'll hear Spanish mixed in with the English. My girls are teens, so they don't run around playing outside much, but people seem pretty comfortable letting their younger children play outside. I have never noticed teens hanging out on corners in the way that can make people nervous.

Last summer the complex had a lot of problems with air conditioners that broke down during that really bad heat spell we had. The complex worked hard to get everyone's fixed, and they provided fans to every apartment to use in the meantime. This summer they went around and checked air conditioning units and changed filters at the beginning of summer. Ours did go out once this summer, but they had it fixed by the time I came home from work the next day. (We reported it around 4 or 5 pm.) Other than that, I have only had one maintenance issue shortly after I moved in, and it was fixed quickly. Maintenance staff are polite and professional, and the management always calls afterwards to make sure you are satisfied with the work completed.

I've had no problems at all with parking. Most days I can park within 4 spots of directly in front of my door. As for 'model apartments' versus the one you move into, I was shown the apartment I moved into, not a model, and I'm surprised to hear others had a different experience. If you are concerned, make SURE you are shown the apartment you will be renting and that worry is solved.

Wow....could this be the office staff?! This place is REALLY ghetto and I don't even live there. I use to live in Mission (adjacent to Roeland PArk) and in Roeland Park and EVERYONE knows that place is nasty as all hell. I can't imagine there is a single respectful resident that is "happy" with their surroundings in that S*** hole. As far as letting my kids go out and play there....hell no. Never ever would I let my kids run around that place. Who knows if they even do criminal background checks there. I'd be curios to know how many sex offenders there are living there. There probably would be more negative comments if more people in that complex could afford a freakin computer, or speak/read/write english so they could actually put a comment on here. NEVER EVER EVER LIVE HERE.

Whatever, none of you know what "ghetto" is. Especially since you think an apartment complex in Roeland Park...Johnson County...is ghetto. Go to KCK, and walk around Quindaro, you will have a "ghetto" reality check.

Anonymous is right. If you want to live in the Ghetto lease here. This place is a dump! Needs to be tore down and started all over.

i used to live at 87th and prospect and none of my cars were ever broken into until i moved to the boulevard. if they redrew the map lines they would annex the boulevard to be part of kc,ks :)
